PRIVATE STRUCTURE (lease only - CIR CODE: 21580-21578). This splendid villa situated in the countryside outside Rome takes its name (pozzo antico = old well) from an old well still present in the property and visible in the veranda on the ground floor. The villa, which was completely renovated around 2005, alternates characteristics typical of country farmhouses such as terracotta floors, open-face beams and parquet in the sleeping area, with more modern structural features such as resin floors in the living area. Its position allows guests to relax completely in the beautiful garden or under the large portico overlooking the surrounding countryside. Pozzo Antico, furthermore, is a property suitable for those wishing to visit the major cultural cities of central Italy, above all Rome, the Eternal City, which is easily reached with public transport.

POZZO ANTICO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The villa has two floors connected by an internal staircase. The main entrance, under the portico on the side of the parking space, leads directly to the large living area on the ground floor. This room is subdivided in four areas: study, relaxation corner with fireplace, TV area and dining room. From the living area you can go directly to the portico through two French windows. Down two steps from the dining area you come to the kitchen and the veranda with large windows where the well is situated and with a table ideal for meals. The veranda, too, has access to the outside. To the right of the living area there is one double bedroom, with ensuite bathroom with shower. A corridor adjacent to these two rooms leads to a twin bedroom with access to the garden and a further bathroom with shower. In front of the dining area is a terracotta staircase which goes up to the first floor. This floor is composed of one double bedroom, a bathroom with tub and a panoramic terrace furnished with deckchair and table.

Park:

The property extends for four hectares. The garden surrounding the house is 3000 square metres. The main part is covered by lawn with olive trees, palms, aromatic plants, fruit trees, limes, medlars, eucalyptus and paulownia. The rest of the property is woodland with oaks and holm oaks. In the garden is a gazebo furnished with table and chairs and next to the kitchen is a brickwork barbecue and a wood fired oven. The large portico which extends around two sides of the house is furnished with tables, chairs and divans. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool, on the same level as the house, is situated about 15 metres from it. The shape is two rectangles connected to each other for a total dimension of 15 x 6 m. The maximum depth is 2.50 m while the minimum is on the same level as the ground as a sloping ramp leads down into the water. The inner lining is in white PVC and it has chlorine purification. The solarium area is paved in sand coloured cement and is provided with sun umbrellas and sunbeds. The pool has an outdoor hot-water shower and is open from the last Saturday in April until the first Saturday in October. Near the solarium area is a characteristic gazebo provided with divans, smoking table and ceiling fan.

Pozzo Antico is situated in the northern part of Rome and distances only 40 km from the centre. The surrounding area around the property is enriched with splendid hills and small towns. From here guests can visit the following splendid locations such as Ostia Antica, Villa Adriana and Villa d’Este a Tivoli, Villa Lante a Bagnaia, Civita di Bagnoregio, the gardens of Bomarzo, Palazzo Farnese at Caprarola, la Sabina and l’Argentario, whereas further south there is, la Cattedrale di Anagni, il Monastero di San Benedetto and Subiaco, Alatri, Sermoneta, the splendid gardens of Ninfa, Sabaudia, Sperlonga and the famous Monte Circeo.

Yes it exceeded in terms of outdoor space and the amount of living areas. Swimming pool was excellent and the area around it. The amount of swimming towels was excellent. However, it was let down by a few things like the lack of basic supplies i.e: Dishwasher tablets, tea towels, toilet paper, basic cooking items like oil and herbs.

The pool area is brilliant. The BBQ/Pizza oven is great as well. There is plenty of room to eat and drink. The location is very good as it was very easy to visit Rome and the local towns/villages. The gentlemen who greeted us when we arrived was brilliant and really helped us though the week.

We all loved the quirky, eclectic style of the house. Bedrooms were spacious with ample bathroom accomodation for the nine of us. The house was well equipped with glassware, crockery, cutlery etc. The outside facilities were outstanding - a great pool, shaded dining areas, pizza oven and bbq. We all had a fabulous holiday. Renata and Emmanuel were welcoming and very helpful.

We and our guests loved the "Italian" feel of the property. The pool and cabana area was our favorite area in the house. We also enjoyed the many little nooks and living areas. We could all have our own private places and not be in each others way.

Peaceful location, beautiful grounds,lovely outdoor space and sitting areas,wonderful swimming pool,good laundry facilities, interesting villa,well stocked with all essentials. There was easy access to Morlupo and Capena. The train commuter service from Morlupo to Roma was very good and cheap !!Very comfortable for ten people.The mosquito screens were excellent.

What are the aspects of the property that you appreciated the most?
We loved the quirky interior and fabulous furnishings. The pool was great for our children with its gentle slope and we loved sitting in the gazebo overlooking the pool. The location was perfect, not too far from Rome and the airport but it felt like we were 'getting away from it all'. A really lovely villa.

The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
