Description:

PRIVATE STRUCTURE (lease only). Villa Le 12 Querce, whose main building dates back to the 17th century, has undergone several renovations, the last of which was done by the architect Claudia Palazzetti in 1996, in accordance with the original design. The recent accurate renovation has recreated a warm and sophisticated atmosphere with a touch of the antique with its typical, exposed-beam ceilings and wooden, elegantly-hued floors. Immersed in the natural park of Monte San Bartolo, on the border between Emilia Romagna and Marche and only 5 minutes from the sea, the villa stands on a promontory overlooking the Marche-Romagna hinterland. The villa has two floors with a large, south-facing portico overlooking the pool. Of particular note is the large terrace on the first floor with a beautiful view of the castle of Gradara.

VILLA DODICI QUERCE HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE. THIS CHECK HAS BEEN CARRIED OUT ON 30tH MARCH 2017.

Interior:

The villa has two floors. The main entrance leads directly into the living area divided into a sitting room with fireplace (ornamental) and a study. On the right side is the large kitchen, small dining room and bathroom with shower. The floor is completed by a double bedroom. On the first floor is a double bedroom with third bed added with a splendid view of San Marino, another two double bedrooms, one of which is a passage room, and the main bathroom with tub and shower. Also on the first floor is a beautiful panoramic terrace.

Park:

The 5-hectare property is completely fenced in. The terraced garden surrounding the house is planted with grass. Inside the park are various trees: 12 oaks, cypresses, oleanders, hawthorns and 400 olive trees. The large portico overlooking the hills is furnished with table and chairs and is the ideal place from where to enjoy the property and the view. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The irregular-shaped infinity pool, sited in a panoramic position facing the hill, is about 20 metres from the villa, on a lower level. It measures 7 x 15 m with the depth varying from 1,40 m to 3 m. The entrance to the pool is via steps and it is lined in tiles. The solarium area, provided with sunbeds, is divided into two areas: the first is lawn and the second is under a wooden-roofed pergola furnished with sofas and small tables. About 10 metres from the pool, on the opposite side, is a gazebo, also set up as an outdoor living area. The pool is open from the last Saturday in April to the first Saturday of October.

The natural park of Monte San Bartolo is one of the 4 parks of the Marche region located on the border with Emilia Romagna. This park is characterized by cliffs and caves that can be found all along the promontory that extends from the low sandy coast of Romagna to the Marche. This area of the Adriatic coast meets all customer requirements, being equipped with a wide range of services. In addition, thanks to its good road network, it is easily accessible both from the north and the south and is the perfect location for making daily excursions into the beautiful countryside of the hinterland. Just 5 minutes away is Gradara and its famous castle – a must!!

The cleanliness, the furnishing, Space in the rooms, wonderful Garden and Pool! In the hole House we smell a wonderful pleasant smell, that gave us immideately a big comfort feeling, that was great! Also in the Kitchen we were surprised, because the First Time, in all the Houses that wie ever rent in Italy, wie found splendid clean, enough crockery, big Fine plates and Pots and so on for doing well cooking in this great Kitchen! WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
