Description:

PRIVATE STRUCTURE (lease only). Villa Phoenix is part of the prestigious complex of Pantogia, a hilly area overlooking the Gulf of Pevero, a few kilometres from Porto Cervo. The construction of the property dates back to the 90s. The interior of the villa is of top quality, in a contemporary style with parquet floors. The villa is divided in two levels, with a large living area on the upper level that faces the covered outdoor terrace where you can enjoy both the view of the Gulf of Pevero and the panorama of the granite massifs that dominate the locality of Pantogia. The ground floor, partly below ground due to the conformation of the terrain, is dedicated to the sleeping area; also at this level is the splendid swimming pool. The residential area is absolutely exclusive, immersed in the green of Gallura, characterized by holm oaks, myrtles and granite massifs overlooking the sea of the Costa Smeralda.

Interior:

The villa is on two levels. It is accessed through a pergola, with two parking spaces, on the sides of which are two wooden gates allowing direct access to the terrace and garden on one side and to the main entrance of the building on the other. The main entrance leads into the brightly-lit living area, with a bathroom with shower, accessible through a vestibule with a large built-in closet. Two large sliding glass doors facing the covered veranda and three large windows ensure excellent lighting. The internal living area includes a part used as a living room, equipped with sofa with TV area, double sofa bed and dining room. The well-equipped spacious kitchen, connected to the living area through an internal door, includes a wooden peninsula useful for preparing food but also convenient and suitable for breakfast. From the kitchen it is possible to access the outside through a large double-leaf French window. A convenient, wooden staircase next to the main door leads to the sleeping area on the lower level that is partly underground, given the conformation of the terrain. A large hallway, equipped with a further closet, leads to the rooms on this floor. Adjacent to the stairs is a laundry room equipped with sink, washing machine and dryer. The sleeping area is divided into two adjacent areas. The first includes the master bedroom with an adjoining additional area with single bed and pull-out bed communicating with the main room and without an internal door, but with a second access from the hallway. The master bedroom has a spacious ensuite bathroom with two basins and a large shower in a marmettone-plated niche. This bedroom, suitable for couples with children, enjoys a splendid view of the garden and swimming pool, as well as having direct access to the outdoor living area through a sliding glass window. The second sleeping area, accessible from the same hallway through an internal door, includes a double bedroom, another double bedroom with queen size bed and a further bathroom with shower. The bedroom with queen size bed is characterized by old marine-style wooden furniture while the large modern double bedroom also has direct access out to the solarium and swimming pool area.

Park:

The fenced garden measures about 200 sq m and is planted with lawn on sloping land that extends mainly around the swimming pool. The borders of the lawn are characterized by hedges of oleanders. On the upper floor is a covered veranda which guarantees a large shaded habitable area, suitable for delicious lunches and dinners, as well as for pleasant conversations while enjoying the splendid view of the sea. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located at the lower level of the villa, a few metres from the garden exit of the two double bedrooms. Bean-shaped and lined in PVC with internal lighting and chlorine purification, it has a variable depth from 1,30 to 2 m. Access to the water is via ladder. Around the pool is a large solarium with terracotta paving which borders the garden and is equipped with deckchairs and umbrella. The solarium can also be reached from the upper part of the villa, via steps that lead from the covered terrace to the garden that partially surrounds it. The area is illuminated and is visible from the covered veranda on the first floor. The pool is available from the last Saturday in April to the first Saturday in October.

The villa is located in the hilly setting of Pantogia, 2 km from Porto Cervo and about 2 km from Località Abbiadori with numerous commercial activities and all necessary services (market, pharmacy, restaurants, postal and bank services, buses, renowned night clubs and discos) as well as the most luxurious hotels in the region. The closest bathing facilities are those of the splendid beaches of Porto Paglia and Piccolo and Grande Pevero, 5 minutes away by car. From the Olbia road junction, less than 30 km away, you can reach all the localities of Sardinia along the main roads, SS 131 DCN and SS 729.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
