Between Siena and Arezzo, in the midst of the countryside, overlooking the immense cultivated lands of the Val di Chiana and the borgo of Cortona below, is this old restored farmhouse, the two-storey Casale Brolio with its large rooms. On the ground floor the large living room opens out onto the well-kept garden and the various set-up areas: the children's play area, the convivial pergola, the seating area and the ping-pong table, all places where guests can make good use of the outdoors; upstairs are the brightly-lit and air-conditioned double bedrooms with private bathroom, whose windows frame beautiful rural landscapes. The panoramic swimming pool, surrounded by the silence and colours of the garden, is an oasis of peace guaranteeing complete relaxation. The excellent geographic location of the property, not far from shopping malls and main road connections, about 7 km from the borgo of Foiano della Chiana (which has all services and shops for basic needs) and 15 minutes from Cortona, permits guests to make excursions to the principal art cities of Tuscany, such as Siena, Florence and Arezzo, and those of nearby Umbria, such as Perugia, Assisi and Orvieto. The most well-known little rural towns around Siena, such as Montepulciano, Pienza and Montalcino, as well as the magnificent Chianti area are within easy reach. NB. Next to the farmhouse is a building, part of the same structure, which is inhabited by the owners with completely independent access. The two areas of the garden are well delimited by hedges and potted flowers to guarantee privacy.

CASALE BROLIO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

Casale Brolio has two floors plus a loft, connected by internal stairs. The main entrance on the ground floor leads into a large living room with seating area and dining area, the latter next to the large professional kitchen completed by a service room with dishwasher (connected by a serving hatch), by a pantry with two large fridges and a freezer and by a small laundry area. The floor is served by a guest bathroom with two toilets. Upstairs is a TV room with fireplace, a guest bathroom and a corridor along which are located the bedrooms on this floor, five doubles (of which one bedroom can become twin with the addition of a single bed) with ensuite bathroom with shower. The last bedroom is in the loft, reached by a wooden staircase in the sitting room, part of an apartment including a bathroom with shower and a sitting room with double sofa bed and kitchenette.

Park:

The 3000 sq m terrain surounding the house constitutes the park of Casale Brolio, delimited by a hedge along the side bordering with the owners' house to guarantee privacy. It develops at the back, at the exit of the ground floor French windows, and extends along the front to the pool area. It is characterised by large areas of lawn dotted with tall cypresses, potted flowers and various Mediterranean pines providing shade to the panoramic seating areas. In front of the living room entrances are two pergolas set up for dining and sitting outdoors and in a loggia along one side of the house is a ping-pong table. Near the pool area is a children's play area. There is a large parking area conveniently close to the main entrance. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The private swimming pool, in a super panoramic position and available from the last Saturday of April until the first Saturday of October, lies in the centre of a large lawn area about 30 m from the house and reachable across it in a slightly downwards slope. Rectangular with a terracotta border, it measures 7 x 14 m with the depth varying from 1.20 to 2.10 m. Lined in white PVC, it has Roman steps for access to the water and chlorine purification. In the surrounding sunbathing area are two shady gazebos, sunbeds, a cold-water shower and a children's play area.

Location and distances


The property is 7 km from the borgo of Foiano della Chiana, in the heart of the Arezzo part of the fertile Val di Chiana, a thriving agricultural area producing top quality olive oil and wine and Chianina beef cattle. Foiano preserves traces of its old past. Within the town walls surrounding the historic centre, which during February and March becomes the scene of the oldest carnival in Italy (the first records date back to 1539), characteristics of Renaissance art can be seen. Particularly worthy of note and a visit are the Church of SS. Trinità with a painting of Pomarancio, the fifteenth-century Church of Santa Maria della Fraternità with a glazed terracotta attributed to Luca and Andrea della Robbia and the Collegiate Church of San Martino which features a panel depicting the Coronation of the Virgin with Angels and Saints by Signorelli and a glazed terracotta, Madonna della Cintola, attributed to Andrea della Robbia. Thanks to its excellent geographical position, just a few minutes from the Siena-Bettolle road link which is directly connected to the highway to Perugia and to the A1 motorway, Autostrada del Sole, (with the Valdichiana exit just 12 km from the property), excursions to the tourist centres of the area are quick and easy. In no time at all you can get to Siena, Arezzo, Perugia, the spa resorts of Rapolano Terme and Chianciano, Cortona, Pienza, Montepulciano and many more places. The property is served by the railway stations of Foiano della Chiana and Arezzo. The airports of the region are Florence (104 km) and Pisa (172) km. The area is well served by shops and malls. Foiano, about 7 km away, has all facilities and shops for basic needs; in Sinalunga, about 10 km away, is a large shopping mall with supermarket and about 5 minutes from the property is the Valdichiana Outlet Village. A short distance away (6 km) is the Golf Club Valdichiana, with a 9-hole course.
