Villa Sabrina boasts a modern and captivating design in the simplicity of its structure organized on three staggered cubes that overlook a beautiful internal patio with elegant living areas and a shaded dining area under the adjacent loggia. The style is defined by high quality custom-made furnishings combined with accessories of design and handcrafted workmanship, by quality materials such as parquet, marble and exclusive stone for the impeccable finishes, enriched by all the comforts necessary for a perfect holiday. The strong points are the spacious living areas on the ground floor, brightly-lit thanks to full-height glass doors that open onto the beautiful garden framed by tall palm trees and hedges. From here, a walkway in steel and wood leads to the splendid infinity pool on the first-floor terrace (also directly accessible from the master bedroom), the best place to admire the wonderful seascape at sunset. Villa Sabrina stands in a residential area formed only of villas, where peace and maximum privacy are guaranteed. At the same time, once past the entrance gate, you can walk to beaches and private lidos, to the shopping center with shops and restaurants, to a tennis court, golf course and many other activities dedicated to wellness and open-air sports. We are in the blue frame of the Etruscan Coast, ninety kilometers of land washed by a sea that has always been awarded the Blue Flag, with beaches of fine white sand bordered by dense shady pine woods through which wind long trekking and cycling paths, ancient Etruscan settlements that have survived through the ages, medieval borghi with wonderful sea views and, also, protected nature reserves.

VILLA SABRINA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The complex consists of two structures: the villa and an adjacent annex for a total area of about 450 sq m. The villa is on two levels. The large entrance with the stairwell to the first floor leads, on the left, into the cozy sitting room (with ornamental fireplace) and, on the right, into the spacious kitchen with dining area. The large glass walls of both living areas illuminate and lead directly into the furnished patio. The original staircase in wood, glass and steel that leads up to the first floor gives access, on one side, to two single bedrooms that share a bathroom with tub and a panoramic terrace; on the other side is the large master bedroom characterized by a glass wall facing the sea. This bedroom, with a round bed (diameter 240 cm), has an ensuite bathtub, fireplace (ornamental), walk-in closet (only partially accessible to guests) and private bathroom with shower. A suspended walkway of wood and steel outside the French windows of the bedroom and bathroom connects to the swimming pool and solarium located on the roof of the annex (but also accessible, via a ramp, directly from the park). At the side of the central structure and accessible across the central patio is the two-floor annex. On the ground floor is a double bedroom with ensuite bathroom with shower (without air conditioning but with Dyson cooler); in the basement is a bedroom with ensuite bathroom, a TV room with study corner and high-performance Wi-Fi connection, a gym, a bathroom with shower and a Turkish bath, an independent bedroom with additional single bed and a laundry room.

Park:

Villa Sabrina is surrounded by a well-kept luxuriant park that extends over a flat surface of about 2500 sq m. Completely fenced and bordered by hedges, the garden offers privacy and quiet. Set among tall trees, palms, olive trees, brightly-colored flowers and areas of lawn is the delightful patio in stone and bush-hammered marble, framed by the L-shaped structure of the building. Here luxurious and comfortable furnishings make up the outdoor living areas, adjacent to a shaded portico and furnished with a large table. The ramp that runs on one side of the structure leads to the solarium and the swimming pool which occupy the most panoramic spot of the property at the first-floor level. Access to the villa is through an elegant wooden gate with no space to park inside, however it is possible to park along the quiet road outside. Parking space in the private garage is available on request. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The infinity pool overlooking the sea lies on the terrace of the annex roof corresponding to the first floor of the villa. It can be reached from the garden via a steel ramp or directly from the master bedroom along the external walkway. Rectangular and lined with black mosaic tiles, it measures 6.5 x 3.5 m with a maximum depth of 1.70 m. Bright spotlights inside the pool and along the entire edge allow it to be used in the evening as well. It has chlorine purification amd a hot and cold-water shower. The wooden platform (approximately 20 square meters) is equipped with sunbeds (4), tables and armchairs, guaranteeing full relaxation under the sun and unforgettable sunsets over the sea. The swimming pool will be available to guests from the last Saturday in April until the first Saturday in October.

Pets: Yes small size. € 50,00 per animal per week or part of week. It is strictly forbidden for animals to swim in the pool and stay inside the house.

The city of Livorno is the privileged site of enchanting Villa Sabrina: bathed by the Tuscan sea, it offers all the charm of the Etruscan Coast, renowned for its crystal-clear waters as well as for the naturalistic areas and archaeological parks of the Val di Cornia. Along its beautiful promenade, surrounded by greenery, between pebble and rocky beaches, are numerous bathing establishments, pine woods, Art Nouveau villas and small marinas. Livorno is dynamic and lively, known for its culinary fish specialties, Renaissance fortifications and its modern, cruise-ship port. The central Terrazza Mascagni, which unfolds along the sea with an original checkerboard paving, is the main meeting point of the city, with splendid views of Capraia and Gorgona, islands of the Tuscan archipelago, and Corsica. The city center, just a few minutes from the villa, offers all kinds of services and shops, as well as numerous cultural attractions. From the villa's privileged location, you can quickly reach nearby Pisa airport and the main Tuscan cities of art such as Lucca, Florence and Siena, as well as the numerous borghi that dot the surroundings. Within walking distance of the villa are sports centers (a tennis court - with tennis lessons on request - a 9-hole golf course, paddle and five-a-side football) and a shopping center with shops and restaurants. It is also possible to rent assisted electric bikes to explore natural itineraries in the woods of the Montenero hills, starting directly from the villa.
