PRIVATE STRUCTURE (lease only). Podere San Giuseppe is a splendid farm immersed in the charming Tuscan hills halfway between Siena and Florence. The property, built in the last century, has been recently restored with great care by the owners keeping the original architecture but at the same time by adding every modern convenience. The property consists of three buildings: the main house, the guesthouse and a dependance. All three buildings have the typical farmhouse aspect: stone buildings with tiled floors and wooden beam ceilings, set in a property of 2½ acres. The big oak tree next to the main house provides a large shaded area where guests can enjoy al fresco meals washed down with a good glass of Chianti or to simply relax and enjoy the panorama. Thanks to its strategic position, just a few kilometres from the main roads, Podere San Giuseppe is the ideal spot for spending a relaxing holiday without forgoing the chance to visit Florence, Siena, Monteriggioni, Volterra, San Gimignano and above all the famous Chianti area. PLEASE NOTE: when the property is rented in this solution no other guests will be present on site.

Interior:

The farm house is on three floors. The entrance is on the side facing the pool. On the ground floor there is a TV room, a fully equipped kitchen with large table, a room with wood oven, a delightful dining room, a bathroom suitable for the disabled, a sitting room with comfortable sofa's with fireplace and two bedrooms (with divisible bed) each with en - suite bathroom with shower. An internal stone staircase leads up from the reading room to the first floor; where there are three double bedrooms (with divisible bed) and a twin bedroom (with joinable beds) each with en - suite bathroom with shower. On the second floor, the only room accessible to guests is the laundry room. In a recently restored dependance, there is a living room with fireplace. Also at guests disposal are two splendid wooden gazebo's where are placed the table tennis and the table football.

Park:

The farm is located in a 2½ acre park reached by a manually opening gate. The land consists of lawn and vegetation that delimits the boundaries naturally. Just in front of the French door of the kitchen is a big table for outdoor dining, shaded by a large oak. Close by the pool area is the playground area with goal door, volleyball and basketball. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday of April to the first Saturday October, the pool is just a few metres from the main house (and is easily reachable through a paved walkway). Rectangular shaped and with Jacuzzi tub, it measures 6 x 12 m and is 1,50 m. deep. The pool area is equipped with sun beds, tables, chairs and gazebos.

Located in Colle Val d’Elsa, very well know for the glassmaking, not far from Siena (20 km) is and ideal starting point for who wants to visit all Siena area with its nice sites like: Monteriggioni, San Gimignano, Crete Senese area, Chianti area as well as all South Tuscany and Umbria being not far from the super way that links Siena to Perugia. Florence is also easily reachable in 50 Km.

We loved everything! The property and pool were beautiful and we enjoyed the pizza oven and sitting outside under the big tree. The kitchen was very well equipped and had great appliances. It was great having ensuites for every bedroom and laundry as well. We also loved the wild boars that visited in the evenings!

It was perfect for the 3 families. En suite bathrooms for every room. Pool was excellent. Outdoor spaces were wonderful. The airconditioning functioned well. Laundry was great

Perhaps fit with screens. Bees and mosquitoes were troublesome at times. Some larger glasses for water. We liked having the chef on one night, but thought it was too expensive.

Well maintained with beautiful grounds and landscaping. Quiet and private. Extremely clean and owners were very welcoming and accommodating. They welcomed us with a lovely basket of fruit, local foods and wine. The villa worked extremely well for the 11 adult guests.

Some of the mattresses could be updated. They were acceptable but could be better.

The scenery and setting of the villa was very private and quiet. It was a true "get away from the normal life" experience. The rooms were a good size with comfortable beds and good sized bathrooms. The owners were very accomodating. The extra facilities such as pool, outdoor chairs and lounge house were very good. The kitchen was huge with several fridges and large eating areas.

We loved everything about San Giuseppe! Especially popular were all the sporting accessories supplied. (Volleyball, table tennis etc). We chose Emma Villas because of total value and quality. Many other sites charge for final cleaning, but Emma Villas does not. We had 16 very happy attendees. The villa was perfect, very nicely outfitted and the local managers (Alberto & Linda Radi) were excellent. We could not have been more pleased with the total package.

Podere San Giuseppe is everything we hoped for in a vacation and then some.
