Description:

PRIVATE STRUCTURE. Casale Lidia stands atop a small hill in an area straddling the regions of luxuriant Umbria and fascinating Tuscany. From here, all the beauty of the hills of the estate of which it is part will be revealed to you, stretching as far as the eye can see over woods and well cultivated fields, dominated by the silhouette of Monte Cetona. You will note how the renovation of the farmhouse, with the careful attention to detail put into the finishing touches and the use of local materials such as stone for the façade, terracotta for the floors, chestnut beams for the ceilings, has created functional spaces while maintaining the peculiar characteristics of these rural homes. Inside, wide arches delimit the zones of the living area, the sitting room and the dining room are cosy, furnished with plush sofas and an imposing table where you can all eat together, both rooms complete with fireplace and facing out, respectively, onto the outdoor dining area and the portico set up as a lounge area. The kitchen is spacious and well equipped with a fixed barbecue and it also, through a French window, faces out onto the outdoor dining area. The bedrooms are well lit, tastefully furnished and equipped with insect screens and air conditioning. The same careful attention to detail can be found outside: the park is well maintained and the pool is easily accessible as it is not far from the house and offers a beautiful view. All this just a few kilometres from major road junctions and railway stations that will allow you to move easily around the beauties of Umbria, Tuscany and northern Lazio. Just 5 minutes away is Fabro with the A1 motorway exit and railway station that will bring places like Siena, Perugia, Città della Pieve, Cortona, Lake Trasimeno and Lake Bolsena within easy reach. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The house has two floors connected internally by a terracotta staircase. The main entrance opens into a large open-plan area consisting of a wide entrance hall leading to the spacious kitchen facing directly out onto the outdoor dining area, to the sitting room and to the dining room with French window leading out to the portico. The living area is completed by a bathroom with shower. From the sitting room a few steps lead down to the sleeping area of this floor consisting of a double bedroom with garden access and a bathroom with shower. From the dining room a staircase leads up to the first floor with a double bedroom with en-suite bathroom with tub, a twin bedroom (with joinable beds) and a double bedroom sharing a bathroom with shower.

Park:

At your disposal at Casale Lidia is a green park of about one hectare completely surrounded by a 1,5 m high metal mesh fence. The slightly hilly conformation means that, from the main house, annex and pool, you have a wonderful view over the surrounding countryside without encountering any obstacle and, at the same time, the total absence of steps makes it the perfect outdoor living space. Around the buildings and the pool are large areas cultivated with natural lawn, bordered with intensely fragrant herbs and tall trees that provide cool areas of shade. Olives, oaks and cypresses, typical of these areas, grow luxuriantly here. There are many set-up areas for you to spend time in the open air: the outdoor dining area next to the kitchen is equipped with a sunshade, mobile barbecue and a large dining table, while under the portico next to the dining room is a cosy lounge area where you can read a good book, sip a glass of wine or just simply relax. Finally, there is a parking area not far from the house. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

To get to the pool from the house, you just simply cross a gently sloping stretch of garden. About 20 m separate it from the French windows of the kitchen and sitting room of the house. With a slightly irregular rectangular shape, the pool measures 16 x 6 m with the depth ranging from 1,20 to 2,40 m; it is lined in PVC, has sand purification and internal lights and the entrace is either via roman stairs or metal ladder. It is surrounded by a large, flat sunbathing area, partly paved in stone and partly lawn, with sunbeds, a pergola where you can shelter from the hot summer sun and an outdoor cold-water shower. Privacy is guaranteed by a hedge that does not hinder in any way the beautiful 180° view over the hills. The pool is open from the last Saturday in April until the first Saturday in October.

Thanks to its position, the property is the perfect location and ideal starting point for exploring the most important historical and cultural centres of Umbria, Tuscany and northern Lazio. The house is halfway between beautiful Città della Pieve, an ancient town of Etruscan origin and famous for its important production of saffron, and San Casciano dei Bagni which, as well as being a pictoresque borgo full of monuments and churches, is the seat of the most renowned baths and wellness centre in Tuscany (there are 46 thermal springs). Just 6 km away is the A1 motorway exit of Fabro, a town also well served by the railway station on the Rome-Florence line so that both cities are easily reachable in a couple of hours. This excellent road and railway network facilitates travel to many destinations of great interest such as: Cortona, Orvieto, Castiglione del Lago, Montepulciano, Siena and Lake Bolsena. Fabro will also be your reference point for all services, shops and supermarkets. The nearest airports are those of Perugia (67 km), Florence (154 km) and Rome (175 km). The property is located in an area of great scenic and naturalistic interest, with the Artistic, Natural and Cultural Park of the Val d'Orcia (declared World Heritage Site by UNESCO) with its timeless little towns like Pienza and Montalcino, the Archaeological Park of Monte Cetona and the Nature Reserve of Monte Rufeno.

The configuration of the property was perfect for our family group, and the multiple living areas and outdoor areas meant that there was plenty of room for everyone to relax. Great location for exploring the lesser known towns nearby, free from tourists and coach trips!

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
