PRIVATE STRUCTURE (lease only). La Giurata is a typical country farmhouse immersed in the green with an exceptional view over the hills of Umbria and Tuscany, famous for their beauty and charm. This house is recommended for those who love direct contact with nature and the tranquillity of the countryside but who, at the same time, want to be within easy reach of nearby towns. The interior is warm and welcoming, the style is that of the traditional Umbrian and Tuscan farmhouses and in the living room on the first floor is an old washtub which, despite the renovation of the house, has not been altered in any way, bearing witness to the rich history of this home. Close to Cortona and Perugia, excursions to the famous tourist spots of Tuscany and Umbria are easy from this house. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The house has two floors. An external stone staircase leads up to the first floor. Here there are a large terrace, suitable for dining with a panoramic view, with the entrance to the first floor; the entrance opens into a large open-plan living/dining room (with ornamental fireplace) to the right of which is the kitchen with a French window opening out to the terrace. The sleeping area consists of a double bedroom, a single bedroom and two bathrooms with shower. A terracotta staircase in the sleeping area leads up to the second floor with a double bedroom.

Park:

Lush plants and fruit trees characterize the park with its great variety of vegetation which completely surrounds the house. Many are the garden plants and colourful flowers that surround the small pathways. Lavender is particularly abundant and with its delicate fragrance makes walking in this oasis of peace even more pleasant. There are many areas of natural shade, perfect for relaxing. Some parts of the park have a wonderful panoramic view, especially those areas set up for alfresco dining. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The private pool is sited in a panoramic position on terracing that is on a higher level than the house from which it can be reached along a pathway surrounded by greenery. Rectangular-shaped, it measures 6 x 12 m with a varying depth of 90 cm to 3 m. It is lined in PVC and has chlorine purification. Access to the water is by ladder and the solarium area is paved in stone. The pool has an outdoor cold-water shower and is provided with umbrellas and sunbeds. The pool is open from the last Saturday of April to the first Saturday of October

The house is in an excellent geographic location, in Preggio, in the province of Perugia, being only 50 minutes away from this town. The house is 15 minutes away from shops for basic needs; the nearest railway station is at Umbertide. For nature excursions we recommend a visit to famous Lake Trasimeno, just half an hour away. Beautiful Cortona is only 40 minutes away and, for art and culture aficionados, Arezzo can be reached in an hour. Gubbio, which is only 50 minutes away, is also well worth a visit. To get to the house, we recommend you to use the airport of Perugia as it is a little more than forty minutes away.

The garden and pool are fantastic - although the diving-board shown in photos had been removed - a great disappointment to children. Bedrooms and living-room/kitchen pretty good too. One of the toilets was broken and leaked when flushed so that bathroom could not be used - a problem for us all. Terraces wonderful and the barbecue useful.

We were looking for a villa with two rooms with double beds and this was one of the few that met that criteria. The villa was beautiful and offered great views. The location of the villa was a little farther from a town than we thought, but at least the drive was beautiful.

The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
