Located on a hill, among the most beautiful facing Spoleto, characterised by the unmistakable features of the Umbrian landscape and with a breathtaking view towards the city and the Ponte delle Torri. In this beautiful residence you can abandon yourself to the tranquillity of the garden from the panoramic terrace or dive into the swimming pool with whirlpool area. The interior is the result of a choice of style that has magnificently united old and modern, combining fine furnishings with accessories of contemporary design, creating an evocative atmosphere thanks to the paintings, the numerous medieval and classic-inspired decorations that animate the walls, the precious carpets, the period furniture, the marble staircase and the imposing Murano chandeliers. For further comfort, all the bedrooms are equipped with air conditioning. The splendid 2-hectare garden contains numerous plants, tall trees, an olive grove and flowers typical of the area. Strolling around the villa along the surrounding path, you will come across wonderful hidden corners, beautiful statues, terraces with breathtaking views up to the particular elliptical-shaped infinity pool for the exclusive use of guests. The calm of the place, the endless panorama and the fascinating history of this fantastic residence will all contribute to making your stay unforgettable. The villa, located about two kilometres from Spoleto, has the advantage of being in a central area of culture, art and food and wine tourism. The perfect starting point for excursions to Perugia, Assisi, Spello, Gubbio, Monti Sibillini National Park, Todi, Montefalco, Bevagna and also Florence and Rome, being just a few kilometres from the highway connecting with all Umbria, Tuscany and Lazio. Basic services and shops can be found in Spoleto, just 5 minutes away by car. PN: The caretakers, very discreet persons who will be available for all your needs, live in the property. When the property is rented in this solution no other guests will be present on site.

Interior:

The house has four floors connected internally by an imposing marble staircase. The main entrance, located on the first floor, leads to the first dining room, the professional kitchen, with lava-stone grill and direct exit out to the garden, and to a guest bathroom with shower. On the left of the main entrance is a second dining room and an imposing living room with terrace with a breathtaking view towards Spoleto. The floor is completed by a study and a guest bathroom. Going up the marble staircase to the second floor we find two double bedrooms (one with divisible bed), both with ensuite bathroom with shower. 13 steps lead up to the third floor with two double bedrooms, one with ensuite bathroom with whirlpool tub and the other with ensuite bathroom with shower. Completing this floor, up a further 5 steps, is a twin bedroom (with joinable beds) and a double bedroom (with divisible bed), each with ensuite bathroom with shower. To get to the turret on the fourth floor, 18 steps lead first to an ensuite bathroom with whirlpool tub and then a further 13 steps lead to a double bedroom with large windows overlooking a spectacular view towards Spoleto and the Ponte delle Torri. All the bedrooms are equipped with air conditioning and digital terrestrial TV.

Park:

The estate in which Villa Milani is located has an area of 11 hectares, covered by extensive woodland and olive groves, which borders on the Convent of the Frati Minori Cappuccini founded in 1570. The park pertaining to the villa extends for about 2 hectares, and includes stone-paved areas and areas of lawn embellished with magnificent tall trees and various types of bushes. Near the kitchen is a dining area, furnished with tables, chairs and mobile barbecue. Also in this wonderful park are various outdoor living areas, perfect for relaxing in maximum tranquillity and engaging in pleasant conversations accompanied, maybe, by a good glass of wine. An attractive lawn and stone path goes around the house, revealing terraces and breathtaking views up to the pool area. The living room terrace on the first floor of the house is another good place to sit and feast your eyes on the beautiful panoramic views of the green hills with the city of Spoleto in the foreground. There is also an open-air parking area with space for 15 cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The marvelous elliptical-shaped infinity pool is located on the lower terrace of the property, which is about 20 m away, and reached down a flight of 10 steps. An open view over the surrounding countryside in front offers beautiful, exciting sunsets.The irregular-shaped pool measures approximately 13 x 6 m with the depth varying from 1 to 1.60 m. Lined in PVC, it has chlorine purification, internal lighting, submerged steps for access to the water and, in addition, there is also a whirlpool area measuring approximately 2 x 2 m. The border is in travertine and wooden slats and the sunbathing area is lawn, equipped with sunbeds, deckchairs and umbrellas. The olives and other tall trees that surround the pool area provide additional shade during the hottest hours. There is also a cold-water shower available for guests. The swimming pool is open from the last Saturday in April to the first Saturday in October

Villa Milani is located in Spoleto, one of the oldest cities in Umbria, inhabited since prehistoric times and made famous for having become a Roman colony with the name Spoletium in 241 BC. Spoleto is located in the southern part of the Umbrian Valley, enclosed within a huge plain where once there was a lake; the city developed on the hill of Sant’Elia and then continued towards the areas of Monteluco and up to the banks of the Tessino. The beauties it offers are innumerable and certainly to be admired is the huge Rocca Albornoziana, symbol of the city. The National Museum of the Ducato is a place where you can learn about ancient history and, for those who do not suffer from vertigo, the view from the top of the Ponte delle Torri is fantastic, an element that unites the Rocca and Monteluco. Thanks to the geographical position of the villa, it is possible to visit most of the sought-after Umbrian, Tuscan and Lazio destinations quickly along the E45 highway. The exit of the A1 Motorway (Autostrada del Sole) is Orte for those coming from the south and Valdichiana for those coming from the north. Assisi, Spello, Perugia, Orvieto, Todi, Gubbio can all be reached in less than an hour and nearby Spoleto in just a few minutes. To visit Florence or Rome, by car or by train, it takes about two hours.

On Saturday when we left we felt a little bit hurried up because the cleaning team already arrived at 9 o'clock and we only had to leave at 10 o'clock.
