The attractive Villa Paola is located in Grutti, a small village in Umbria on the so-called Altipiano Petroniano, at 550 m above sea level. It is a few kilometres from Todi, a town famous for its rich culture made up of ancient traditions and unique artistic beauties. The house is clad externally in antique exposed stone while indoors we find the typical ceilings with chestnut wood beams and the floors in raw terracotta, respecting the true nature of Umbrian farmhouses. The heart of the house is the spacious open-plan living area, facing directly out to the garden, where you can entertain or maybe cook all together in the beautiful kitchen. The top floor consists of the cosy bedrooms, simply furnished with particular details and all equipped with air conditioning. The large portico, overlooking the valley and the oak wood, with a shaded dining area and comfortable living areas, offers guests unforgettable moments from dawn to dusk. The internal and external areas have been designed to cater for all needs but the real highlight of the property is the beautiful panoramic swimming pool, surrounded by olive trees and evergreen vegetation, alongside the romantic ivy-covered pergola with brick barbecue, wood oven, table and chairs. Living at Villa Paola means living in close contact with nature, smelling the broom in full bloom, knowing that just outside the gate you can take long pleasant walks, even up to the small village of Grutti. From the villa, located in a particularly favourable position, you can make short trips along the countless cultural and naturalistic itineraries that wind throughout the territory of Umbria, the most mystical and greenest region of Italy. The short distance from the main motorway junction also facilitates travel to nearby Tuscany and Lazio to visit well-known art centres, such as Rome, Florence, Montalcino, Montepulciano, Pienza, Viterbo and many others.

VILLA PAOLA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The two floors of Villa Paola are connected by an internal brick staircase. The main door on the ground floor opens into an open-plan area with spacious kitchen equipped with washing machine, large living room and dining room, with fireplace, satellite TV and French windows that allow direct access out to the portico with the outdoor dining area. A bathroom with shower completes the ground floor. Sixteen steps from the entrance lead up to the top floor with a double bedroom with ensuite bathroom with tub and two double bedrooms sharing a bathroom with shower. All the bedrooms have air conditioning.

Park:

Villa Paola is surrounded by an area of over 10000 sq m, part of which is designated as a majestic garden. It slopes down towards the swimming pool and all around the house are tall trees such as oaks, holm oaks, olive trees, fruit trees, jasmine, Virginia creeper, bushes of herbs and ornamental plants of all kinds. You can choose whether to stay under the large portico protected by wooden-beamed roofing and furnished with table, chairs, sofas and armchairs or under the pergola, with built-in barbecue and wood oven, positioned conveniently above the pool, both well-equipped for outdoor dining. In addition, various shaded areas have been created around the house to fully experience the spectacular nature that this place has to offer. Between the iron gate and the entrance to the house is a parking area with space for three cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The panoramic swimming pool is located at a slightly lower level than the house, which is about 25 m away and reached across a stretch of lawn along a path in stone and lawn and then down 5 steps. The rectangular pool, measuring 5 x 10 m with a constant depth of 1.40 m, is lined in PVC with a travertine border and has chlorine purification, lighting and a metal ladder for access to the water. The solarium area, surrounded by olive trees, is paved on one side in terracotta and is equipped with sunbeds, umbrellas and a shower. Up five steps from the swimming pool is the ivy and jasmine-covered pergola, equipped with a brick-built barbecue, wood oven, table and chairs where you can relax and enjoy the spectacular view toward the opposite hills. The swimming pool is open from the last Saturday in April to the first Saturday in October.

Villa Paola is located in Grutti, halfway between Todi and Massa Martana, on the so-called Altopiano Petroniano, at 506 m above sea level, on a large terrace, formed by travertine banks, which faces west with a long edge overhanging the Tiber valley. At the foot of the cliff, under the actual town and up to nearby San Terenziano, are a series of small nooks and crannies where finds of prehistoric pottery have been found and where the caves were frequented until recent times for various uses. Located in the green Umbrian countryside, not far from the town of Todi, the house is a good starting point for those who love to travel and explore the beauties of Umbria, Tuscany and northern Lazio. The towns of Umbria are well served by the E 45 highway with which you can easily reach Assisi, Perugia, Spoleto, Bevagna and Montefalco.
