We are in Pescia Romana, halfway between Capalbio and Montalto di Castro, both renowned for their long sandy beaches. The villa, consisting of a main building and an annex, built with contemporary architectural criteria, is the ideal residence for lovers of modern comfort; a real gem of design and elegance finished with taste and conceived as a place of relaxation, which lets you enjoy the splendid natural surroundings thanks to large bright French windows. The villa is framed by a large, well-kept and welcoming fenced garden with lawn, olive groves, tall trees, fragrant lavender and rose bushes, aromatic herbs and all the most beautiful and colourful flowers of Mediterranean scrub. There are numerous areas set up for outdoor dining and a splendid swimming pool for exclusive use, purified with salt, from where you can admire the beautiful panorama with a view of the sea of a thousand shades of blue that stands out in front. Pescia Romana is ideal as a departure point for trips to the famous beaches in the area, for example Ultima Spiaggia in Capalbio and Montalto Marina, or into the hinterland to discover various small borghi. Services and shops for basic necessities are in Pescia Romana, about 8 km away.

VILLA CACCIATA GRANDE HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The property consists of the main house and an annex covering a total of about 300 sq m. MAIN HOUSE: On two floors that communicate with each other, the house is accessed either internally, via stairs, or externally from the garden. The main entrance, located on the ground floor, leads to a large open-plan area with kitchen, dining area and large living area with soft, comfortable sofas, armchairs, fireplace and French windows giving direct access out to the fully-equipped garden structures. Completing the floor is a guest bathroom. From the living room a granite staircase leads down to the basement which can also be reached directly from the garden and which consists of a double bedroom, with direct access to the garden via French windows, with ensuite bathroom with tub and shower, and another two double bedrooms with ensuite bathroom with shower. Completing the floor is a hallway with direct exit to the garden and a laundry room with a single bed and ensuite bathroom with shower. ANNEX: On just one floor, the annex is located on a slightly lower terrace about 20 m from the main house. The entrance leads to a large sitting room, with windows facing the portico, equipped with a double sofa bed, a kitchenette, table and chairs, and to a double bedroom with ensuite bathroom with shower. The whole structure is equipped with air conditioning.

Park:

A fence runs along the entire perimeter of the property which extends for about 3.5 hectares. One part, around the two buildings, is characterised by a mainly flat, manicured lawn while in the other part are olive trees, tall trees, fragrant lavender, rose bushes, herbs and flowers of all kinds; at the bottom of the property is a fenced artificial pond. Outside the kitchen French window is a large canopied portico covered with wild roses, ideal for outdoor dining and furnished with chairs, tables, sofas and armchairs. At the annex is a second portico, also furnished with table, chairs and sunbeds where you can relax with an apéritif together with your friends while admiring enchanting sunsets over the sea on the horizon. 100 metres past the automatic iron gate, next to the villa, is a parking area with four covered parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The beautiful panoramic swimming pool is located on a natural scenic terrace at a slightly lower level than the villa, which is about 20 m away. It is reached across a stretch of lawn and down a few steps. The rectangular pool, with Roman steps for access to the water, measures 14 x 7 m with the depth varying from 1.20 to 2.10 m. Lined in PVC, it has salt purification, internal ligting and an automatic cover for the night. The solarium area, paved in stone along the perimeter of the pool and bordered by a spacious lawn area, is equipped with sunbeds and gazebos that provide shade during the hottest hours. The pool is open from the last Saturday in April until the first Saturday in October.

Inside its walls you can breathe the atmosphere of past centuries and walking through the alleys, the squares, and the ancient walkways you lose track of time. From the crenellated tower of the castle (which still preserves the piano played by Puccini) and from its walls, you can admire a panorama of extraordinary beauty towards the sea. Coming down from the borgo you come to the locality of Chiarore, with Ultima Spiaggia, one of the most well-known bathing establishments in Italy. The villa is located in the municipality of Montalto di Castro, which is about 16 km away, with its wide sandy beaches and vast pine woods where you can enjoy the services offered by the many bathing establishments or take advantage of the free beaches. The property is located 8 km from Pescia Romana with supermarkets, restaurants and bars.
