PRIVATE STRUCTURE (lease only). Villa Rasena underwent a complete renovation which was concluded in the spring of 2022, transforming it from a little country house into a charming residence with contemporary reinterpretation of the spaces, comforts and accessories. The restyling followed the new energy-saving criteria in the choice of materials, doors and windows, floors and finishes. The tones chosen are dove-grey, other shades of grey and pure white, maintaining the original chestnut-wood ceiling beams of the living area and the tuff wall of the hallway of the wellness area as a gesture towards the territory in which the villa is located. Central to the criteria for the rebirth of Villa Rasena is the privacy and comfort of the guest. The three bedrooms have been redesigned in a minimalist tone with ensuite showers in two of them. The wellness area with whirlpool tub and sauna accompanies moments of relaxation and intimate quiet; the four large French windows invite guests to make use of the living area, the outdoor dining area and the swimming pool comfortably and easily, while fully enjoying the large green outdoor areas. Villa Rasena is located near Civita Castellana, the most populous and active centre of the Lower Viterbo area and principle production centre of ceramics (artistic and construction) in Lazio. Here the evocative landscape of the ravines prevails, where the earth opens up in sheer crevices; where holm oaks and hazelnut trees border the precipices, softening the bright shades of the red tuff walls. All this under and within a frame where, on one side of the horizon, the solitude of Mount Soratte rises up and the bluish rocks of the Sabine Mounts form a compact mass while, on the opposite side, the smooth outlines of the Sabatini and Cimini Mounts slope down towards the countryside

Interior:

The entrance of Villa Rasena leads directly into the large bright open-plan area consisting of dining room with fireplace, fully-equipped kitchen and sitting room with TV and fireplace. To the left of the dining room is the wellness area with whirlpool tub and infrared sauna, and then you continue along the corridor onto which open a double bedroom with ensuite shower and ensuite bathroom, a double bedroom with ensuite shower and wardrobe, a guest bathroom, a double bedroom, a bathroom with shower and a wardrobe room. The dining room and sitting room have direct access to the outdoor living and dining area, to the pool area and to the courtyard in front of the villa. All the bedrooms are equipped with independent air conditioners.

Park:

The property has a fully fenced-in park extending over 2 ½ hectares, consisting of a wooded area, 3000 sq m of grass and 1500 sq m of garden with lawn around the villa. Among the oaks, Turkey oaks, holm oaks and chestnut trees it is not uncommon to come across squirrels, foxes, deer and porcupines. Past the entrance gate, a poplar-lined driveway leads to the parking area in front of the villa, to the wood oven and to the laundry room. An ornamental stone fountain stands in front of the forecourt, accompanying us to the back of the property with the swimming pool, barbecue and outdoor dining area. The areas next to the villa are coloured by rose bushes and scented by magnolia and hazel trees. Large larches and plane trees provide shady areas set-up with furniture, children's games and table football. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located at the back of the villa, in the north-facing area of the garden, 10 m from the villa and on the same level. It lies in the centre of an area paved in sanpietrini (local stone) and delimited by lawn with umbrella, sunbeds, deckchairs and other furniture. The rectangular pool is lined in light blue PVC and measures 6 x 12 m with the depth varying from 1.20 to 2.10 m in the centre. It has chlorine purification, a metal ladder for access to the water, a diving board and a hot-water shower. The internal and external lighting, plus the immediate access from the living and dining areas, allow you to enjoy the pool in the evening and at night as well. The pool will be open from the last Saturday in April to the first Saturday in October.

Location and distances


Civita Castellana is a comune in the Tuscia Viterbese (the ancient land of the Etruscans in northern Lazio), situated on a hill between two cliffs. Once a town of the Falisci (the people who lived here before the Etruscans), it was called Falerii when it was destroyed by the Romans, giving rise to Falerii Novii, now an important archaeological site in the territory of nearby Fabrica di Roma (8 km). Civita Castellana contains old civil and religious buildings like the Duomo (with Cosmatesque artwork) and Forte Sangallo (with the National Museum of the Agro Falisco). Interesting nearby places are the historic town centres of Nepi (13 km) and Castel Sant'Elia (15 km), the natural range of Monte Soratte (23 km), Lake Vico (31 km) with Ronciglione (a medieval borgo) and Caprarola (20 km) with the majestic Palazzo Farnese. A definite must is a visit to picturesque Calcata (18 km) surrounded by the magnificent park of the Valle del Treja characterized by the typical landscape of the Tuscia, with narrow vertical gorges carved out by water and surrounded by the gentle hills that are covered by the most diverse cultivations. Not far from Villa Rasena is the beautiful valley of the Madonna delle Piagge which takes its name from the 16th century church of the same name and the Ponte Clementino nestling in the emerald green of the brambles covering the rocky slopes up to the wild gorge of the Rio Maggiore.

We most appreciated the thoughful touches of the owner and his wife, ensuring that everything we could possibly need would be there for instance a first aid box, olive oil etc on arrival, toilitries etc. The children loved the sturdy floaties for the pool and uswd them everyday. Myself and my husband loved the fragrance sticks throughout the house lending a beautiful scent to the house for the week. In generale la struttura è completa di tutto. Piscina di dimensioni generose dotata di robot per la pulizia, un parco enorme, attrezzatura completa in cucina, un bbq professionale weber, addirittura il forno a legna. Inoltre l'abitazione, nonostante le temperature esterne molto elevate (oltre 35° di massima), è risultata sempre fresca e confortevole al suo interno, anche senza accendere l'aria condizionata.

The garden was wonderful, with lots of trees for shade. The pool was a good size with a diving board. The house surpassed our expectations and was the best villa we have ever stayed in. Georgio and Silvia were excellent hosts. I would highly recommend this villa.

  • electricity (€ 24,50 per day in high season and € 18,60 per day in other seasons). N.B. These costs, not included in the price list, will be calculated at the reservation time and due at the balance payment.

  • objectively and unambiguously documentable motivations of health or work and not foreseeable at the time of booking
  • Covid-19 infections (new)
  • a terrorist attack that has struck the place of stay (new)

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
  • Healthcare with Operations Centre 24/7;
  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

In the event of consequences related to the pandemic that occur during your stay, if you sign up to this policy, you can request the following services:

  • Advance for expenses for basic necessities;

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
