Entering the villa one has the feeling of travelling between the West and the East, thanks to the unique pieces coming mainly from the Arab world and the Middle East. Memories of the travels and life of the owners who have used all their knowledge and passion to make this house a magical place where the love of beauty combines perfectly with the love of comfort and efficiency, including energy efficiency. The typical Arab majilis sofa, the Indian rosewood furniture, the ethnic sideboards and the Chinese consoles are skilfully combined with the comforts of modern decor, as desired by the owners. Efficient demotics, air ventilation, air conditioning in the bedrooms and in the bahrooms, the small SPA and the swimming pool with hydromassage, make Villa Tiberio an oasis of relaxation and comfort. The basement tavern with sofas and TV, Finnish sauna (electrically powered) and chromotherapy, and another internal kitchen, equipped with wood-burning oven, offer a relaxing and convivial alternative to the outdoor area equipped with dining area and barbecue corner. The villa is located in a residential area but enjoys privacy and is 10 minutes from the centre of Lanuvio and 15 minutes from the centres of Genzano and Velletri, where all useful services, shops, supermarkets and restaurants can be found. The villa is located less than 40 km from Rome, in the heart of the Castelli Romani Regional Park: this area has historically been the favourite destination for Romans to escape the hustle and bustle of the city, to breathe fresh healthy air and to enjoy the food and wine excellences that this area has been offering for at least two millennia.

Interior:

The villa of about 400 sqm is spread over four levels. Once past the entrance door on the ground floor, we are greeted by a large open-plan living and dining area, on the right, and a staircase leading to the sleeping area, on the left. In the centre, a few steps lead to the kitchen with a large window overlooking the rear of the garden and another four steps lead to the dining area, directly connected to the outside via a French window. To the left of the stairs a guest bathroom completes the floor. The first floor consists of a study room with access to a private terrace and a double bedroom with a wardrobe corner in front of the ensuite bathroom with shower. The stairs lead to the attic, consisting of a TV room, a twin bedroom (with joinable beds) and a double bedroom with access to a small private terrace. A bathroom with shower completes the floor. From the entrance, the staircase to the lower floor leads to the basement consisting of a large TV room with sofas and the SPA area with sauna, chromotherapy and shower, all in open plan. There is a second kitchen, equipped with a wood-burning oven, a double bedroom (without window for two additional beds), a bathroom with shower and a laundry room.

Park:

The garden around the house, extending for about 1000 sqm of flat terrain, is fenced and designed to guarantee total privacy and full use of all the set-up areas. It is accessed through a pedestrian gate. Partly lawn and partly paved, it is completely fenced with a laurel hedge and is a veritable riot of succulent plants of various types, aeonia and cactus, agave, chicas and washingtonia palms, pots of hibiscus but also cypresses, magnolia and olive trees. In one corner, near the kitchen, is the outdoor dining area and, in the other corner of the garden, a few metres away, is the barbecue corner with a fixed barbecue and a mobile barbecue/smoker. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located a few metres from the house. Rectangular and measuring 6 x 12 m with the depth varying from 1.20 to 2.40 m, it has chlorine purification and internal steps for access to the water. One corner has hydromassage with special seats. The solarium area, paved with bamboo wood, is about 30 sqm, and the rest is lawn. It is equipped with sunbeds, small tables and a gazebo with sofas for true relaxation by the pool. There is an outdoor solar shower and a small bathroom in the wooden shed near the pool. The pool will be open from the last Saturday in April until the first Saturday in October.

Location and distances


Villa Tiberio is located in the Roman countryside between the towns of Genzano, Lanuvio and Velletri, in the southern part of the Castelli Romani Regional Park. It is an area that boasts a history even older than Rome, the Eternal City, which is less than an hour away by car, train or bus. The Castelli Romani Regional Park was established in 1984 to protect the peculiarities of the 17 towns (Castelli) that occupy the ancient Latium Volcano. The closest town to the villa is Lanuvio, which offers a rich archaeological itinerary, in particular the temple of Juno Sospita, the remains of a Roman bridge (Loreto bridge) in the countryside along the Via Astura and a cylindrical and superimposed medieval tower. The walls of the ancient medieval Lanuvium are today well incorporated into the modern architecture of the town, together with the towers and various remains of what was once the castle; while the remains of the most famous sanctuary of Juno Sospita from the 4th to 2nd century BC are on display in the Museo Civico Diffuso Lanuvino. The calendar of events in Lanuvio is dense and varied, popular festivals alternate with religious ones, including the Festa della Musica in June and the Festa del Vino in September. But all the towns of the Castelli Romani are rich in festivals and fairs that start in spring, such as the Camellia Festival in Velletri in March, up to the various Grape and Wine Festivals that are celebrated between September and October in Lanuvio, Velletri and Marino. Genzano boasts the famous Festa dell’Infiorata, a historic event that has united religiosity and popular life for over three hundred years and attracts thousands of enchanted tourists every year to observe religious or pagan images created with thousands of coloured flower petals along the road leading up to the Cathedral. A 3-day festival during which the different phases of its creation take place: the drawing on the ground, the laying of the petals, the display and the entertaining children's race, called "spallamento", to remove the pictures from the ground. The festival takes place on the feast of Corpus Domini (the second Sunday after Pentecost, usually in June). Genzano is also famous for its homemade bread that has the IGP award (festival in September) produced by ancient bakeries and characterised by the contrast between the crunchy outer crust of wheat bran, and the soft, spongy interior. Worth a visit is the palace with the 19th century garden of the Sforza-Cesarini family, the ancient Lords of the city. But the whole territory of the Castelli Romani is rich in history, art and evidence of a past strongly connected to the history of the Roman Empire and its decadence. Historically the destination for the Romans who, over the millennia, built their summer residences here, to escape both the barbarian invasions and the summer heat of the city, thus enriching the territory with historic villas, such as Palazzo Chigi in Ariccia, now home to a beautiful museum. This is an area with a great wine tradition, in fact it is the oldest wine-growing region in Italy. The Romans had understood since ancient times that the volcanic soil is rich in minerals that favour the cultivation of vines. Excellent wineries, also known internationally, abound throughout the area Food and wine are one of the strong points of the area, with the famous fraschette (taverns) of Ariccia, where you can sample the local specialty: the famous porchetta (spit-roasted pork) of Ariccia. And then Albano Laziale with its monuments and Roman cisterns, Castel Gandolfo with the Papal Palace, the Pontifical Villas and its beautiful lake (Lake Albano) where you can practice water sports. Services and basic shops can be found both in the hamlet of Landi, only 3 km from the villa, and in the towns of Lanuvio, Genzano and Velletri. The nearest railway station to Rome is San Gennaro, just 3 km from the villa on the Velletri-Rome railway line. The main stations of Velletri and Lanuvio are both about 8 km from the villa.
