Originally built as a private residence in the 1970s and recently renovated, the villa preserves the authentic character of a lived-in home, reinterpreted through modern, bright and comfortable spaces. Spread over three levels connected by an internal spiral staircase, it offers five double bedrooms, four bathrooms and carefully designed areas to accommodate families and groups of friends. The spacious living areas open onto the surrounding landscape, while the first-floor balcony and the attic-level terrace offer charming views of the garden and the rolling hills. Outside, a private fenced park surrounds the heated swimming pool with hot tub, creating the perfect setting for enjoying the outdoors during the warmer months. Just a few minutes from the sea and the charming village of San Costanzo, Villa Alma offers a rare balance between peaceful countryside living, beautiful views and easy access to the Marche coastline.

The villa is spread over three levels, covering approximately 290 sqm in total, connected by an internal spiral staircase. GROUND FLOOR - Living room with kitchenette; one double bedroom; one bathroom with shower and washing machine; one double bedroom with independent entrance, en-suite bathroom and bathtub.

Park:

The approximately 3,500 sqm garden, fully fenced and illuminated, surrounds the villa with lawns and mature trees. It features equipped outdoor living areas with gazebos, sofas and tables, as well as an exclusive poolside courtyard and an electric vehicle charging station. The property is accessed through a driveway gate, leading to a private parking area with space for five cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The fenced swimming pool is located in the centre of the garden, approximately 15 metres from the villa, and can be reached via a short pathway with three steps. The irregular-shaped pool measures 13 x 7 metres, with a gradually sloping depth reaching up to 1.40 metres. It features Roman steps for access and a chlorine purification system. The 200 sqm sunbathing area is equipped with loungers, parasols, a gazebo, sofas and a four-person hot tub (heated from April to June and from mid-September to October, included in the rental price). Opening period: from the last Saturday of April to the first Saturday of October.

Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
