PRIVATE STRUCTURE (lease only). Villa Fiola is an elegant early 20th century villa, listed as a cultural heritage site, located in the hills of Ancona a short distance from the sea. Surrounded by a Mediterranean garden of about 900 sq m featuring large pine trees, the property overlooks the Conero Riviera and offers sweeping views of the Adriatic Sea. Completely independent and secluded, it is accessible via a tarmac road right up to the gate, guaranteeing guests complete privacy. The villa offers four double bedrooms, spacious living areas with fireplace and exposed beamed ceilings, a bright kitchen overlooking the garden, a study and a gym. The interiors retain the villa's period charm: terracotta and parquet flooring, exposed beamed ceilings and wooden window frames. Outside, a private swimming pool with solarium, areas shaded by awnings for al fresco dining and a panoramic garden offer moments of relaxation with sea views.

Villa Fiola has three floors connected by internal stairs. GROUND FLOOR - Entrance into a living area comprising several spaces with a fireplace and dining area; kitchen with direct access to the outdoor living area; study; gym; two guest bathrooms, one of which includes a laundry area with a washing machine and tumble dryer. FIRST FLOOR (it spreads over two wings) - Double bedroom with terrace and ensuite bathroom with tub; double bedroom and bathroom with shower accessible via a second staircase off the living room. SECOND FLOOR - Two double bedrooms; bathroom with shower. Please note: the fireplaces are ornamental.

Park:

The villa is set within a well-tended Mediterranean garden of approximately 900 sq m, dominated by imposing pine trees and overlooking the sea. A large lawn and terracotta terracing surround the house; next to the property, large areas shaded by extendable awnings house a table for al fresco dining and an outdoor seating area. Vehicle access is via an iron gate on a tarmac road, with internal parking spaces and a covered garage. The gym and several rooms on the ground floor open directly onto the garden, which also includes the swimming pool and solarium in the most scenic part. The panoramic turret overlooks the garden and the stunning sea view. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in the most scenic part of the garden, just a few steps from the villa and overlooking the Adriatic Sea. Rectangular, it measures 10 x 3.5 m with a depth of 1.40 m and has internal steps for access. It is lined with fiberglass and purified with chlorine. All around, a large paved area serves as a solarium, equipped with sunbeds and umbrellas and flanked by a gazebo with a relaxation area. The pool is open from the last Saturday in April to the first Saturday in October.

ZER0DEP COVER - by Emma Villas (Mandatory) 99€ each reservation This guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
