Surrounded by approximately 3,000 sqm of private land, the property offers privacy and tranquillity, with fully equipped outdoor spaces. The villa features a bright open-plan living area with direct access to a covered terrace furnished with a dining area, offering beautiful views over the surrounding hills, as well as four air-conditioned bedrooms. Outside, the swimming pool with stone sun terrace and hydromassage area completes the experience, providing an exclusive place to relax immersed in the peaceful countryside of the Marche region.

The villa is located on sloping land, allowing both floors, which are internally connected, to have direct access to the outdoor areas. GROUND FLOOR – From the loggia, there is access to the open-plan living area, consisting of a living room and kitchen, with direct access to a covered terrace equipped with a dining table. The floor is completed by a double bedroom with en-suite shower and washbasin, and a guest bathroom with WC, bidet and washbasin. LOWER FLOOR – A double bedroom; two twin bedrooms with beds that can be joined together; guest bathroom and an adjacent room with shower and washbasin; laundry room.

Park:

The property is surrounded by approximately 3,000 sqm of land with olive trees and large green areas, where a large centuries-old oak tree provides natural shade during the hottest hours of the day. The outdoor spaces are designed to fully enjoy the open-air living experience, with a lounge area located under the stone gazebo, ideal for relaxing, socialising and enjoying outdoor aperitifs. Access to the villa is via a gravel road; a large and convenient parking area is available near the entrance. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located just a few steps from the villa. It has a rectangular shape, measuring 12 x 4 m, with a depth of 1.37 m. The pool is lined with light grey PVC, featuring an infinity edge and a gradual entrance with steps in a “beach-style” design, ideal for children as well. The water purification system uses salt chlorination. Around the pool there is a spacious wooden sun terrace equipped with sun loungers. As an optional feature, the pool offers a hydromassage area with 2 seats integrated into the entrance steps. The pool is open from the last Saturday of April to the first Saturday of October.
