Interior:

The house has two floors connected by an internal staircase. The main entrance leads into a small hallway (with stairs to the first floor) and then, on the right, into a large living room with dining table and seating area with sofas, ornamenal fireplace and satellite TV; on the left is the kitchen and a double bedroom with ensuite bathroom with shower and, finally, the laundry room. The French windows of the kitchen and living room open out to the furnished portico. The first floor consists of a double bedroom with open-plan bathroom with shower and double basin, a twin and a double bedroom, both with ensuite bathroom with tub and shower.

Park:

The house is surrounded by a completely-enclosed, lush, well-kept park on hilly ground, distributed over two terraces with the lower one occupied by the swimming pool area and reached down a flight of steps. Mainly lawn, the garden is an explosion of the colours of Mediterranean vegetation, blending in with the surrounding countryside, and is dotted with fruit trees, cypresses, olive trees and bushes of herbs. The vine-covered portico, outside the French windows of the living area, is furnished for outdoor dining. The 4-car parking area is located in a private space in front of the entrance gate to the property. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The splendid, south-facing swimming pool lies on the lower terrace of the garden on an open, panoramic viewpoint. About 20 m from the house, it can be reached in just a few steps from the portico and then down a flight of steps. The rectangular pool, measuring 5 x 14 m with the depth varying from 1 to 2.50 m, is lined in PVC and has a ladder and submerged steps in one corner for access to the water. The stone-paved sunbathing area around the pool is equipped with sunbeds, a sofa with armchairs shaded by a gazebo and an umbrella. On one side is a cold-water shower and a stone structure with barbecue and wood oven. The pool has chlorine purification and can also be used at night thanks to both internal and external lighting. It is open from the last Saturday in April until the first Saturday in October.

Location and distances


In the south of the province of Pisa and along the course of the Cecina river extends the Val di Cecina, a vast hilly land that abuts the metalliferous hills on the border with Siena and crosses the Grosseto and Livorno Maremma, sloping down towards the sea. The area is rich both in geothermal springs, which manifest themselves in the form of boraciferous blowholes in the area around the town of Larderello (the suggestive Valle del Diavolo), and in wind farms for energy production. The heritage of the semi-wild nature parks and the countless, perfectly-preserved medieval borghi, of great historical and artistic importance, make this the ideal destination for a complete holiday in all respects. You will be blown away by the unique landscape of the Balze di Volterra which extends over a large area and is characterised by the typical calanchi (rock formations). Cinque Cipressi can be reached by a pleasant drive along a simple country road just outside Montecatini Val di Cecina, a borgo of ancient origins standing at 416 m above sea level. The large tower and the old walls that surround the historic centre testify to its warlike past. The church, the Palazzo Pretorio, the narrow streets and the well-maintained squares, together with shops and restaurants, animate the historic town centre.

STAY CANCELLATION INSURANCE POLICY - by EuropAssistance (Included in the price)
The final price of the reservation includes the Insurance Policy for Cancellation of Stay. You can cancel and be reimbursed in the event of:
  • objectively and unambiguously documentable motivations of health or work and not foreseeable at the time of booking
  • Covid-19 infections (new)
  • a terrorist attack that has struck the place of stay (new)

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
  • Healthcare with Operations Centre 24/7;
  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
