Description:

PRIVATE STRUCTURE (lease only). La Capanna di Franca is an old barn which, in 2006, thanks to careful restoration work that has enhanced the original architectural style, was transformed into a warm and comfortable country house. Standing in the medieval hamlet of Palazzavelli, a tiny cluster of houses just one kilometre from the centre of Sovicille, but in an independent position, this rustic stone farmhouse is surrounded by a lush garden with a beautiful view from the windows of the first floor over the surrounding countryside against the background of Siena which is just a few kilometres away. Immersed in the natural oasis of the Montagnola Senese which is rich with the evidence of an ancient past marked by the passage of great civilizations, it is the perfect setting for fans of unspoiled nature who can explore it, directly from the property, either walking, mountain biking or horseback riding along the trails in the woods. Its geographical position makes it a perfect departure point for discovering the art masterpieces and the fine food and wine specialities in the most suggestive villages of the area, such as Montepulciano, Pienza, Montalcino and the picturesque hamlets of Chianti. The highway, a few kilometres away, leads you easily to Cortona, San Gimignano and other important Tuscan art cities such as Florence, Lucca and Pisa.

Interior:

The house has two floors. The entrance on the ground floor leads directly into a spacious, open-plan living area composed of a lounge with a large fireplace, dining area and kitchen. This floor includes a study with single sofa bed, a bathroom with shower and the laundry. A travertine and wrought-iron staircase in the living room leads up to the first floor consisting of two double bedrooms, one with ensuite bathroom with shower and double bedroom with extra single bed and a bathroom with whirlpool tub. A flight of stairs leads up to a loft area with a super panoramic window and fitted out with gym equipment.

Park:

The park around the house covers an area of about 5000 square metres, mainly lawn. From the entrance gate of the property a driveway bordered by rows of cypresses takes guests through the well-kept, blooming garden with typical plants such as cork and holm oaks, mulberry and olive trees alternating with palms and pomegranates. Bushes of rose and broom colour the many shades of green while beds of seasonal flowers border the stone path that leads to the pool. The atmosphere is quiet and reserved and entices one to spend time outdoors and to organize pleasant meals under the large porch, furnished with table and chairs, right outside the living room French window. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The infinity pool is immersed in the beautiful garden just 15 m from the house. Bordered along one side by a discreet hedge, it is framed by fragrant roses and surrounded by a carpet of well-kept lawn where the sunbathing area has been set up with sunbeds and a hammock. The rectangular-shaped pool, with border in Tuscan travertine and internally lined with mosaic tiles, has large steps for access to the water. It measures 6 x 12 m with a varying depth of 1,20 m to 2,20 m. and has chlorine purification. There is an outdoor shower and lighting both inside and outside the pool. Finally, completing the area, is a wooden gazebo with table and chairs. The pool is open from the last Saturday in April to the first Saturday in October.

Location and distances


The property is located in the municipality of Sovicille, a fortified village at the foot of the Montagnola Senese, a range of hills about 500-600 m high which extends west of Siena and includes the towns of Monteriggioni, Casole d'Elsa and Siena. The region of the Montagnola Senese and, in general, the Val di Merse, is an area of great natural, historical and artistic interest. In fact, this is a region which, due to its significant environmental and landscape quality, can boast of being a "Site of Community Importance". It is a true green lung in which the dominant element is woodland with typical Mediterranean vegetation alternating with numerous watercourses, and rural settlements alternating with houses and fortified castles, forming the traditional landscape of Tuscany. Here we find an historical and artistic heritage of absolute importance like the Romanesque churches and the famous abbeys. The area has also been famous for centuries for the production of precious marbles (the famous "yellow Siena") used for the construction of important works such as the Duomo of Siena. Thanks to the good road network the main art cities of Tuscany and other tourist resorts in the area are within easy reach of the property. The Siena railway station is 16 kilometres from the house and can be reached by bus from outside the front gate. Finally, only 10 minutes by car is the shopping area of Siena, Via Massetana Romana, full of shops and supermarkets. Only 5 minutes by car are the supermarket in Rosia and San Rocco a Pilli, open on Sunday morning.

The welcome we received from the owners was fantastic, they were so warm and welcoming, we were 6 hours late courtesy of flight delays but the family greeted us with such warmth it lifted our spirits completely. They even provided us with some delicious home made food as we had been able to eat or go shopping on route. They also took time to show us around the house and tell us about all the places of interest nearby?

A wonderful villa in a beautiful setting. Garden and pool area really exceptional with the whole property feeling very luxurious. Great service by the property owner/manager and by Emma Villas throughout the booking process. Very good to be able to walk to Sovicille for shops, restaurant, and cafe (not common in Tuscany as far as I know).

The property is wonderful. The garden and pool area is beautifully maintained. The inside is tastefuly decorated and spotlessly clean. The kitchen is modern and well equipped. The owners were very friendly and helpful.

Property was absolutely outstanding. Owners, Sonia, Cristina and their families was perfect host. We only had a problem with principal entrance door due to electrify fail and it was solved within 6 minutes !!!!!! We never experienced such a good customer service. They were very friendly and always were caring our group of people. Sonia, Cristina many thanks to you and your families . We absolutely recommend this property and we may be come back again at some point in time. Thanks again.

No, everything was absolutely perfect. Even better than photos. In & out facilities were surpassing our expectations . Perfect house to visit Tuscany North and South. It is the middle of tuscan region, close to Siena. Cleanliness and quietness are remarkable.

La Capanna di Franca is an old barn which, in 2006, thanks to careful restoration work that has enhanced the original architectural style, was transformed into a warm and comfortable country house. Standing in the medieval hamlet of Palazzavelli, a tiny cluster of houses just one kilometre from the centre of Sovicille, but in an independent position, this rustic stone farmhouse is surrounded by a lush garden with a beautiful view from the windows of the first floor over the surrounding countryside against the background of Siena which is just a few kilometres away. Immersed in the natural oasis of the Montagnola Senese which is rich with the evidence of an ancient past marked by the passage of great civilizations, it is the perfect setting for fans of unspoiled nature who can explore it, directly from the property, either walking, mountain biking or horseback riding along the trails in the woods. Its geographical position makes it a perfect departure point for discovering the art masterpieces and the fine food and wine specialities in the most suggestive villages of the area, such as Montepulciano, Pienza, Montalcino and the picturesque hamlets of Chianti. The highway, a few kilometres away, leads you easily to Cortona, San Gimignano and other important Tuscan art cities such as Florence, Lucca and Pisa.

Interior:

The house has two floors. The entrance on the ground floor leads directly into a spacious, open-plan living area composed of a lounge with a large fireplace, dining area and kitchen. This floor includes a study with single sofa bed, a bathroom with shower and the laundry. A travertine and wrought-iron staircase in the living room leads up to the first floor consisting of two double bedrooms, one with ensuite bathroom with shower and double bedroom with extra single bed and a bathroom with whirlpool tub. A flight of stairs leads up to a loft area with a super panoramic window and fitted out with gym equipment.

Park:

The park around the house covers an area of about 5000 square metres, mainly lawn. From the entrance gate of the property a driveway bordered by rows of cypresses takes guests through the well-kept, blooming garden with typical plants such as cork and holm oaks, mulberry and olive trees alternating with palms and pomegranates. Bushes of rose and broom colour the many shades of green while beds of seasonal flowers border the stone path that leads to the pool. The atmosphere is quiet and reserved and entices one to spend time outdoors and to organize pleasant meals under the large porch, furnished with table and chairs, right outside the living room French window. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The infinity pool is immersed in the beautiful garden just 15 m from the house. Bordered along one side by a discreet hedge, it is framed by fragrant roses and surrounded by a carpet of well-kept lawn where the sunbathing area has been set up with sunbeds and a hammock. The rectangular-shaped pool, with border in Tuscan travertine and internally lined with mosaic tiles, has large steps for access to the water. It measures 6 x 12 m with a varying depth of 1,20 m to 2,20 m. and has chlorine purification. There is an outdoor shower and lighting both inside and outside the pool. Finally, completing the area, is a wooden gazebo with table and chairs. The pool is open from the last Saturday in April to the first Saturday in October.

Location and distances


The property is located in the municipality of Sovicille, a fortified village at the foot of the Montagnola Senese, a range of hills about 500-600 m high which extends west of Siena and includes the towns of Monteriggioni, Casole d'Elsa and Siena. The region of the Montagnola Senese and, in general, the Val di Merse, is an area of great natural, historical and artistic interest. In fact, this is a region which, due to its significant environmental and landscape quality, can boast of being a "Site of Community Importance". It is a true green lung in which the dominant element is woodland with typical Mediterranean vegetation alternating with numerous watercourses, and rural settlements alternating with houses and fortified castles, forming the traditional landscape of Tuscany. Here we find an historical and artistic heritage of absolute importance like the Romanesque churches and the famous abbeys. The area has also been famous for centuries for the production of precious marbles (the famous "yellow Siena") used for the construction of important works such as the Duomo of Siena. Thanks to the good road network the main art cities of Tuscany and other tourist resorts in the area are within easy reach of the property. The Siena railway station is 16 kilometres from the house and can be reached by bus from outside the front gate. Finally, only 10 minutes by car is the shopping area of Siena, Via Massetana Romana, full of shops and supermarkets. Only 5 minutes by car are the supermarket in Rosia and San Rocco a Pilli, open on Sunday morning.

I could not fault the service as both ladies were fabulous and helpful. They took us to the local co-op and dropped off coffee when we could not find it! We were provided with comprehensive information on the surrounding tourist attractions , delicious fruits and a bottle of wine on our arrival.

The welcome we received from the owners was fantastic, they were so warm and welcoming, we were 6 hours late courtesy of flight delays but the family greeted us with such warmth it lifted our spirits completely. They even provided us with some delicious home made food as we had been able to eat or go shopping on route. They also took time to show us around the house and tell us about all the places of interest nearby?

A wonderful villa in a beautiful setting. Garden and pool area really exceptional with the whole property feeling very luxurious. Great service by the property owner/manager and by Emma Villas throughout the booking process. Very good to be able to walk to Sovicille for shops, restaurant, and cafe (not common in Tuscany as far as I know).

Property was absolutely outstanding. Owners, Sonia, Cristina and their families was perfect host. We only had a problem with principal entrance door due to electrify fail and it was solved within 6 minutes !!!!!! We never experienced such a good customer service. They were very friendly and always were caring our group of people. Sonia, Cristina many thanks to you and your families . We absolutely recommend this property and we may be come back again at some point in time. Thanks again.

No, everything was absolutely perfect. Even better than photos. In & out facilities were surpassing our expectations . Perfect house to visit Tuscany North and South. It is the middle of tuscan region, close to Siena. Cleanliness and quietness are remarkable.

Location, privacy, quietness They owners were very nice with us. They helped us finding our way because we were lost with our GPS. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
