PRIVATE STRUCTURE (lease only). Villa Podere Madonna di Mezzo is a typical country style house, built in stone and brick and recently restored respecting it’s original design. Situated on a sweet rolling Tuscan hillside with a splendid views of the medieval hamlet of Cetona, and the enchanting landscape of the traditional residences situated on the hillside. The furnishing’s of this property is the perfect mix of traditional Tuscan pieces of “poor Art” and the charm of the wooden ceiling beams and “cotto” paving. This property is strategically positioned, only 1 km from one of the oldest centres of Siena which at the same time is renown for the many saga’s that take place. Also from this property guests can visit some of the most beautiful cities of Art in Tuscany and Umbria such as Siena, Florence, Orvieto, Perugia, Todi, but also numerous Etruscan hamlets such as Chiusi, Montepulciano, Pienza e Montalcino.

PODERE MADONNA DI MEZZO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

La villa is on two floors. From the main entrance, you can find on the ground floor the living room, dining room, kitchen and a bathroom with shower, each of these rooms have direct access into the garden via French doors and by going down three steps. From the living room there is an internal staircase which leads to the first floor, where there is a small store room which has direct access into one double bedroom with en-suite bathroom with shower and a double bedroom and a twin bedroom with bathroom with shower. From this floor there is also direct access into the garden via an external stone staircase with a panoramic terrace.

Park:

A small stone trail in the middle of the lawn leads to the property, which is surrounded by 600 meters squared of well kept lawn, embellished with shrubbery, roses and fruit trees. The garden area is also equipped with pergola, table and chairs, and barbecue; finally, there is a parking area for three cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday in April to the first Saturday in October, the pool, which distances 20 meters from the property is rectangular shape and measures 14 x 7 m with a maximum depth of 1,70 m. The pool is surrounded by a crisp green lawn, which is equipped with sun loungers, table and chairs.

Pets: Yes, small size. € 30,00 per animal per week to be paid on site.

Located at walking distance from the nice medieval town of Cetona, directly in the hearth of South Tuscany will be an ideal point to have nice daily trip all over South Tuscany and Umbria as well, being very well linked with the main roads as Super way E45 and the motor way A1 ( exit Chiusi – Chianciano Terme) . Many important and interesting historical centres are in the surroundings like Sarteano, San Casciano dei Bagni with its Spa, Chiusi and all the hamlets of Trasimeno Lakes as well as important and beautiful cities like Cortona, Montepulciano or Siena. The area is also served form the railway station of Chiusi Scalo from where you can take trains to the main cities like Florence or Rome.

Yes totally. It’s a beautiful house in a stunning setting. Rural but close to amenities. Very comfortable inside and well equipped. The pool is fantastic and the view from there towards Cetona is amazing. Cetona itself is so pretty and interesting and there’s lots to do in the surrounding area. We’ve had a wonderful holiday, thank you.

Can we put 11?! A lovely warm welcome from Andrea when we arrived and he made it clear that we could get in touch at any point during the week. He could not have been more helpful when a storm knocked out our power. Also Andrea recommended some lovely places to buy local food and have dinner. And he gave us a lovely send off too on our last day. First class!

Ja, de woning is compleet ingericht en van alle gemakken voorzien. Het zwembad is erg fijn en hoogzomer ook hoognodig gezien de buitenwarmte. De inrichting is prima, goede bedden en prima badkamers. Een minpuntje is de airconditioning die beperkt verkoeling geeft als het buiten erg warm is (>35 gr). Alleen de slaapkamers zijn zo enigszins te koelen. De keuken is niet geconditioneerd en kan behoorlijk warm zijn. De ventilator in de keuken geeft iets aan verkoeling. Het woonhuis heeft dikkere mure

De prijs/kwaliteitverhouding is redelijk tot goed. De woning ligt in het aantrekkelijke Toscane en is in vergelijking met andere regio's duurder. De ligging, de vrijheid en de bereikbaarheid naar het dorpje maakt veel goed.

What suggestions do you have to improve the property?
1. Veranda aan het huis bouwen direct bij de uitgang van de keuken tot waar nu de overdekte pergola staat (in een L-vorm). Dat is de warmste hoek waardoor de keuken 's-morgens erg snel opwarmt en niet meer koel te krijgen is. 2. Betere airconditioning in de slaapkamers. Slaapcomfort is nl. erg belangrijk. De bestaande airco's werken niet afdoende en maken bovendien erg veel lawaai. We hebben iedere nacht de ventilator uit de keuken in de grote slaapkamer moeten gebruiken om het nog enigszins ko

Een tien (10)! Andrea's service is ronduit geweldig. Hij heeft ons erg op weg geholpen met reserveringen van restaurants en andere bezienswaardigheden. Tussentijds Whatsapp contact was prettig om vragen te stellen. Ook het herstel van de airco op één van de slaapkamers had hij erg snel opgelost!

Duidelijk overzicht van het grote aanbod en de degelijke organisatie. Dat laatste is geheel uitgekomen. Complimenten!

Minder en duidelijkere mails sturen. Ik krijg veel mails en ben af en toe de draad kwijt over de boeking, of de gegevens volledig zijn ingevuld. Er worden veel herinneringsmails gestuurd.

In merely every aspect the perfect holiday home for our family. A wonderful location only minutes from Cetone with it's beautiful historic center, it's marvellous restaurants etc,etc. Garden and pool are very well maintained, the house had every amenity that was needed.

What are the aspects of the property that you appreciated the most?
Location and privacy of villa; the pool and view of the village, Chetona, and surrounding views. We could walk to the village. The owner was super sweet and friendly even though she didn't speak a word of English. When we arrived there was a 'huge' homemade Torte (cake) and bottle of wine for us that whe had left on the kitchen table for us. It was the best Torte our family has eaten! It was so large it lasted all week.

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:

  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
