Il Castellare, located on the outskirts of the thermal town of Rapolano Terme, atop a hill overlooking the Val di Chiana and the Sentino plain, is an ancient watchtower set within the medieval village of Sarri, of Lombard origin, which has preserved its original structure enclosed by an extensive defensive wall. Within the complex are the former armory, later converted into a church with restored 14th-century frescoes, and a second tower now used as a residence. The property comprises several independent living units, including the main farmhouse and two annexes, offering spacious, bright and functional interiors. The interiors retain the authenticity of traditional Tuscan architecture, featuring exposed stone walls, wooden beam ceilings with terracotta tiles, and local stone floors, enhanced by antique furnishings that lend character and charm to the spaces. Its strategic location, close to the main road connections, makes Il Castellare an ideal base for exploring historic villages, discovering local gastronomic excellences, and reaching the principal art cities of Tuscany and the nearby region of Umbria. The property consists of the main farmhouse and two annexes; the total surface area is approximately 600 sqm. MAIN HOUSE (on three floors connected internally) – Entrance hall (where the staircase leading to the first floor is also located); open-plan living room with lounge area and dining table; kitchen with adjoining pantry. FIRST FLOOR – Two double bedrooms; one bathroom with shower (and washing machine). SECOND FLOOR (between the first and second floor there is a mezzanine level with a small guest bathroom) – Living room; one double bedroom; one twin bedroom; one bathroom with shower. ANNEX 1 – Living area with sofas and access to the pool area; one bathroom with shower.

Park:

The estate in which the hamlet is located covers approximately 40 hectares, mostly woodland, with a one-and-a-half-hectare olive grove. The surrounding park, fully fenced and extending over about one hectare, features a mix of lawns, pathways and paved areas, enhanced by flowering borders, aromatic plants, and tall and fruit-bearing trees. Access is directly from the parking area at the rear of the farmhouse, via an internal driveway lined with oleanders. The central area extending between the buildings is bordered by a shaded pine grove and a garden with olive trees, hydrangeas, hibiscus and jasmine, where a pergola with a long dining table and comfortable outdoor living areas are set. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in a private, fenced area of the property, surrounded by dense woodland vegetation, just a few metres from the buildings and accessible through a gated entrance for children’s safety. The rectangular pool features stepped entry; dimensions are 7 x 15 m with a depth ranging from 1.20 to 2 m. The interior is PVC-lined with a travertine edge; water treatment is provided by a salt system. The sunbathing area is equipped with sun loungers, chairs, small tables and a cold-water shower, and is fitted with lighting. Open from the last Saturday of April to the first Saturday of October.
