Description:

RECEPTIVE STRUCTURE. Located in the centre of the Val d’Era, not far from many of the most beautiful gems of this corner of Tuscany, like Peccioli, Volterra and San Gimignano, Tenuta di Pratello is surrounded by the elegant colours of the countryside and surrounding hills. The villa is located within an old hunting estate dating back to the 17th century, with its own little church and framed by the whole complex of buildings that have kept their original features. The estate extends for about 320 hectares, characterised by faunistic scenarios of original beauty such as woods and olive trees. Surrounding the villa is a Renaissance garden that has undergone meticulous renovations aimed at enhancing and embellishing the original architectural lines. The villa has three floors covering an area of about 500 sq m which, with its white façade, stands out majestically on the green lawns of the park. You can still breathe the air of times past, you can imagine the ladies going from one hall to another with their hair up and wearing the long, simple dresses of the time. On the ground floor is a professionally-equipped kitchen, able to satisfy all the guests' demands and all modern needs, and a second kitchen which, instead, has maintained its original characteristics, with terracotta floor and a focarile (fireplace) which, just by looking at it, seems to have stopped time. Following on is the dining room, sitting room, two bedrooms and two bathrooms. On the first floor is a large relaxation area consisting of a sitting room and a large, brightly-lit room with a frescoed, vaulted ceiling containing a billiard table, three bedrooms with bathroom and a suite with hydromassage tub. On the second floor are six, recently renovated bedrooms with private bathrooms, all well-lit with clean modern lines. The interior of the villa, although renovated, has maintained the integrity of the original 17th century features with the floors ranging from terracotta, to wood, to Florentine ceramics that are increasingly rare to find; very brightly-lit where each window has its own unique view. The exterior has been organised to allow guests to dine outdoors or just relax on the lawn, to stroll in the Italian garden that emanates scents of roses and lavender. The property offers the most demanding client all the amenities he needs, with the swimming pool of simple design, surrounded by a beautiful green lawn maintained with attention to every aspect, and the regular-sized tennis court, both located about 350 m from the villa; there is also the possibility of arriving at the property by private plane as about 1.5 km from the property, an airfield of about 1000 m, 30 m wide with a hangar has been built. The villa has three floors. The main entrance leads directly into the dining room that faces out to the garden with, on the left, a sitting room. To the left of the entrance door is the first kitchen, the professional one, which leads on to the second, more rustic, one. On the right of the main entrance, and before the dining room, a hallway leads to two bedrooms, one with divisible bed and one double, both with ensuite bathroom, and to another bathroom serving the floor. On the left of the entrance, near the dining room, are the stairs leading up to the first floor with, on the right, a sitting room facing the billiard room. The sitting room leads to a suite composed of a double bedroom, two bathrooms and a sitting room. The billiard room leads to a double bedroom with ensuite bathroom. On the left of the stairs on the first floor is a twin bedroom with joinable beds and ensuite bathroom communicating with a sitting room which then, in turn, communicates with a double bedroom with divisible bed and ensuite bathroom. These last two rooms have direct and independent access from the billiard room. The stairs lead up to the second floor where, on the right, a corridor leads to a twin bedroom with joinable beds and ensuite bathroom, a suite composed of a double bedroom, two bathrooms and a sitting room, and to another double bedroom with ensuite bathroom. On the left of the stairs are two double bedrooms and a twin bedroom with joinable beds, all with ensuite bathroom.

Park:

The estate covers an area of 320 hectares, with lush woods and olive trees while the villa itself is surrounded by a beautiful park of about 1000 sq m composed of perfectly manicured and constantly-irrigated lawns and a well-maintained Italian Renaissance garden where colourful flowers and strong perfumes abound, while lavender with its deep purple colour frames the white gravel paths that lead to the villa. Glimpses of old places, pictures of times past, the well, old doors hidden by vines, outdoor sitting areas where you can depart on flights of fancy and hear the voices and see the elegant faces of those who once lived in this house. Strolling near the villa, you will come upon several little groves where areas have been set up with benches and tables where you can relax surrounded by nature and where your privacy is guaranteed. The outdoor area is completed by the swimming pool and a regular-size, synthetic-grass tennis court. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular swimming pool, measuring 16.5 x 8.5 m (140 sq m) with the depth varying from 1.30 to 2.50 m, is located in an area about 350 m from the villa, such as to guarantee total independence in terms of privacy and noise, and is surrounded by a solarium of about 400 sq m equipped with sunbeds and umbrellas, a solar shower and a changing room with bathroom. It is completely fenced and closed off from the other areas with a gate to guarantee the total safety of guests. It is there, waiting to be used, set in a beautiful green lawn and surrounded by a tall wood with, further on beyond the wood, the borgo of Montefoscoli in the background. The pool in available from the last Saturday of April to the first Saturday of October.

Tenuta di Pratello is located in the centre of the Val d'Era, a rural part of Tuscany that extends between Pontedera and Volterra, a few minutes by car from the beautiful little towns that make up the Unione Parco Alta Valdera such as Peccioli, Chianni, Lajatico and Terricciola, well maintained borghi, unchanged in their architecture, little centres where you can lose yourself in the alleys, enchanted by the colours of the flowers that frame the windows and doors of the houses, and where the local food and wine is well commended. Cultural centres that are worth visiting, in particular Peccioli, also defined as an open-air museum, where artistic forms of various nature are dotted in the streets and in the squares, statues sculpted by local sculptors, contemporary art forms or the wealth housed in the four museums located there. Walking through the chiassi, the typical narrow steep alleys that characterise this old borgo, will certainly be exciting. Molto oltre. La villa elegante, arredata con stile e molto confotevole. Bellissimo il parco, la piscina e il tennis. In cucina c'è di tutto, consiglio a chi viene con un bimbo piccolo di portarsi un pentolino e padella per le pappe perché la dotazione e a dimensionr albergo.

Molto oltre. La villa elegante, arredata con stile e molto confotevole. Bellissimo il parco, la piscina e il tennis. In cucina c'è di tutto, consiglio a chi viene con un bimbo piccolo di portarsi un pentolino e padella per le pappe perché la dotazione e a dimensionr albergo.

  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
