Description:

PRIVATE STRUCUTRE (lease only - CIR CODE: Lotur 20463e 20556; CIN CODE: IT054001C204020556-IT054001C204020463 ). Il Borgo is a characteristic farmhouse in open face stone situated on the gentle hills near Assisi. The property, dating to the 19th century, was in the past accommodation for pilgrims on their way to Saint Francis' town. The renovation, done at the end of the 90's, has maintained the internal room divisions. Original materials of the period have been used and the architectural characteristics of the house such as the arches, beams and open face stone have been kept. Parquet has been put in the bedrooms. Il Borgo overlooks the valley below and from its windows guests can admire the surrounding countryside and the town of Perugia. Its location allows guests to reach, in just a short time, the main centres of interest in the region such as Assisi, Perugia, Lake Trasimeno, Foligno, Todi and Orvieto. In the property, but with separate access and without sharing spaces, is an annex which is occasionally inhabited by the owners during the summer.

IL BORGO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house spreads out over three levels. The main entrance leads to the kitchen, to a sitting room with soccer table and a bathroom with shower equipped with washing machine. Stairs lead down to the living/dining room with a large, arched fireplace. Both the kitchen and the living room have direct access to the garden. Next to the main entrance, with only outside access, is another entrance leading to the other two levels. On the first level is a large hall with two armchairs, two double bedrooms, one with en-suite bathroom with shower, one twin bedroom with joinable beds and one bathroom with shower. From the entrance one staircase lead to the third level. Alongside these one staircase are two double rooms, one with en-suite bathroom with shower, one twin bedroom with joinable beds and two bathrooms with shower and a disengagement with loft. Both from the inside and the outside of the house one enters a second wing with a double room and bathroom with shower on the ground floor. From this room an wooden staircase leads to the top attic floor with another double bedroom which has direct access to the third level. All the bedrooms have air conditioning.

Park:

The whole property of about 2 hectares is covered mainly by olive trees. The garden is about 4000 square metres and consists of a lawn, cypress trees and lavender and rosemary bushes. Between the house and the swimming pool is a large gazebo furnished with tables, chairs, a complete built-in kitchen and just a few meters away a fixed barbecue, the ideal spot for dining outdoors whilst admiring the panoramic view at sunset. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The fenced pool is situated in a panoramic position with steps leading down to it from the house which is about 20 m away. It measures 7,50 x 15 m with a depth varying from 1,20 to 1,70 m. The border is in terracotta and the facing is in PVC. Roman steps lead down into the water. It is at the guests' disposal from the last Saturday in April to the first Saturday in October. The surrounding area is furnished with gazebos, deckchairs, sun loungers and chairs.

It's located in near Assisi and Santa Maria degli Angeli and not far from Perugia and all the main Umbrian cities that are all linked with the freeway E45. The motorway A1 (exit Valdichiana from North and exit Orte from South) allow to reach all the main point of central Italy. You can reach Assisi also by train: from Firenze changing in Terontola and from Roma changing in Foligno.

Large pool, and loggia area were excellent. Air con was invaluable in the bedrooms due to the high temperatures. Had problems with A/C in 3 rooms but this was sorted after the w/e.

The property has good facilities, especially if it is taken by 2 families. For 12 adults there a few improvements that could be made, but on the whole a high standard

Wonderful setting and view; garden was well laid out with interesting plants that attracted butterflies; we enjoyed the terrace and pool very much. Owners friendly and very helpful. We all had a very nice time

we did not object to paying for electricity but we could not find out how to turn off the outside lights that came on automatically and lit the entire garden and pool for the whole of the night. I suspect that our bill was largely made up of that cost. The owner should set the timer to turn the lights off at e.g. 11pm

The property was very clean and the pool was wonderful. The villa is perfect for bigfamilly or for some couples of friends (4 couples) The owners were very friendly and ther was enough accesoiries. kitchen is easy to use and accesories are available.

I think another fridge should be interesting and maybe better bed ( but it was not bad at all , this is just a suggestion). Climatisation will be an add but Ican imagine it's not easy to put in place.

The house spreads out over three levels. The main entrance leads to the kitchen, to a sitting room with soccer table and a bathroom with shower equipped with washing machine. Stairs lead down to the living/dining room with a large, arched fireplace. Both the kitchen and the living room have direct access to the garden. Next to the main entrance, with only outside access, is another entrance leading to the other two levels. On the first level is a large hall with two armchairs, two double bedrooms, one with en-suite bathroom with shower, one twin bedroom with joinable beds and one bathroom with shower. From the entrance one staircase lead to the third level. Alongside these one staircase are two double rooms, one with en-suite bathroom with shower, one twin bedroom with joinable beds and two bathrooms with shower and a disengagement with loft. Both from the inside and the outside of the house one enters a second wing with a double room and bathroom with shower on the ground floor. From this room an wooden staircase leads to the top attic floor with another double bedroom which has direct access to the third level. All the bedrooms have air conditioning.

Park:

The whole property of about 2 hectares is covered mainly by olive trees. The garden is about 4000 square metres and consists of a lawn, cypress trees and lavender and rosemary bushes. Between the house and the swimming pool is a large gazebo furnished with tables, chairs, a complete built-in kitchen and just a few meters away a fixed barbecue, the ideal spot for dining outdoors whilst admiring the panoramic view at sunset. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The fenced pool is situated in a panoramic position with steps leading down to it from the house which is about 20 m away. It measures 7,50 x 15 m with a depth varying from 1,20 to 1,70 m. The border is in terracotta and the facing is in PVC. Roman steps lead down into the water. It is at the guests' disposal from the last Saturday in April to the first Saturday in October. The surrounding area is furnished with gazebos, deckchairs, sun loungers and chairs.

It's located in near Assisi and Santa Maria degli Angeli and not far from Perugia and all the main Umbrian cities that are all linked with the freeway E45. The motorway A1 (exit Valdichiana from North and exit Orte from South) allow to reach all the main point of central Italy. You can reach Assisi also by train: from Firenze changing in Terontola and from Roma changing in Foligno.

Large pool, and loggia area were excellent. Air con was invaluable in the bedrooms due to the high temperatures. Had problems with A/C in 3 rooms but this was sorted after the w/e.

The property has good facilities, especially if it is taken by 2 families. For 12 adults there a few improvements that could be made, but on the whole a high standard

Wonderful setting and view; garden was well laid out with interesting plants that attracted butterflies; we enjoyed the terrace and pool very much. Owners friendly and very helpful. We all had a very nice time

we did not object to paying for electricity but we could not find out how to turn off the outside lights that came on automatically and lit the entire garden and pool for the whole of the night. I suspect that our bill was largely made up of that cost. The owner should set the timer to turn the lights off at e.g. 11pm

The property was very clean and the pool was wonderful. The villa is perfect for bigfamilly or for some couples of friends (4 couples) The owners were very friendly and ther was enough accesoiries. kitchen is easy to use and accesories are available.

I think another fridge should be interesting and maybe better bed ( but it was not bad at all , this is just a suggestion). Climatisation will be an add but Ican imagine it's not easy to put in place.

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
