The well-kept garden, surrounded by olive groves, is home to numerous plants, tall trees, flowers typical of the area, a green lawn and, on a slightly lower terrace, the beautiful private swimming pool. Immersed in this breathtaking scenery, you can enjoy an apéritif in the pool area or dine under the romantic pergola adjacent to the house, an unforgettable experience made even more magical at sunset with the view over the wonderful surrounding panorama. A few minutes' drive away is Città della Pieve, a charming town which, in August, becomes the scene of the folkloristic "Palio dei Terzieri", an archery competition that re-enacts, in bloodless form, the old "Sienese hunts" and is preceded by a procession of over 700 participants dressed in heavy medieval costumes. So, not only Umbria but also Tuscany and, particularly, the province of Siena, have influenced this place which, given its proximity to motorways and railway stations, will prove to be the ideal base for travelling through the two regions and visiting places like Rome, Perugia, Orvieto, Assisi, Cortona, Montepulciano, Arezzo and many more. Interior:
The house has three floors, for a total area of about 400 sq m. The ground floor is divided into two wings that do not communicate internally. On the first floor, however, the two wings are connected by a passage and also by two internal staircases: one leading to wing No. 1 and the other to wing No. 2; the first floor is also accessible by an external stone staircase. The main entrance of wing No. 1 leads to the ground floor, consisting of an open-plan living area with dining room and sitting room equipped with a sofas and fireplace, and with direct exit through French windows. A small passage room leads to a spacious built-in kitchen with fireplace (ornamental) and French window. Completing the ground floor of wing No. 1 is a guest bathroom and a brick staircase leading up to the first floor. The main entrance of wing No. 2 leads to the ground floor, consisting of an open-plan sitting room with fireplace and dining area, followed by a large kitchenette equipped with fireplace (ornamental), washing machine and dryer. From here, a French window leads out to the pergola set up for outdoor dining. Up 3 steps is a guest bathroom with adjacent staircase leading up to the first floor composed of a sitting room with sofas, armchairs, smart TV and fireplace (ornamental), three double bedrooms with ensuite bathroom (two with tub and one with shower), two double bedrooms (one with divisible bed), each with adjacent bathroom with shower. On the second floor, accessible up a 15-step wooden staircase, is a characteristic sitting room with sofas.
Park:
The property stands on a hill about 350 metres above sea level. Once past the manually-opening iron gate, a driveway flanked by an imposing row of cypresses leads to the large, 5-car uncovered parking area. From here a well-kept garden is revealed, extending over 1.5 hectares, with a carpet of lawn dotted with cypresses and a variety of tall trees. The landscaped garden is enlivened by rose bushes, wisteria, neat hedges, potted lemons, aromatic herbs and a vast grove enriched by oaks, holm oaks and linden trees. In this quiet setting, surrounded by centuries-old olive groves, are areas set up to fully enjoy the outdoors. The pergola, adjacent to the entrance to the house, is the ideal place for convivial moments, complete with table and chairs for outdoor dining, with (down 6 steps) a stone barbecue covered by a canopy. Equally appealing is the large, paved pergola, complete with table and chairs and covered with fragrant wisteria, located on a lower terrace at the back of the house and reached down a flight of 19 steps.

Swimming Pool:
The splendid swimming pool, for exclusive use, is located about 20 m away, at a slightly lower level than the house and accessible down a flight of 7 steps or across a stretch of lawn. Rectangular and measuring 11 x 5.5 m, with a constant depth of 1.50 m, the pool is lined in sand-coloured PVC with a stone border and has internal spotlights, a chlorine-based purification system amd a metal ladder for access to the water. The inviting lawn solarium surrounding the pool is equipped with sunbeds, deckchairs, an umbrella and a pergola covered with climbing roses. The swimming pool is open from the last Saturday in April until the first Saturday in October.
