Situated in a secluded hilly location between the regions of Umbria and Tuscany, close to the attractive little towns of Chiusi, the heart of Etruscan civilization, and Castiglione del Lago, a beautiful borgo on the shores of Lake Trasimeno, Poderina ai Poggi is surrounded by a splendid nature: from the well cared-for garden, a veritable terrace overlooking a green sea of vines, olive trees and cultivated fields, and from the swimming pool, it offers a splendid view over the natural landscape that stretches out in front and which includes, to the north-east, the hills of the Val di Chiana in the area south of Siena with its corollary of stupendous medieval villages and, to the south, the contours of the neighbouring Umbrian towns of Panicale, Paciano and Città della Pieve, of Cetona up to rugged Mount Amiata. A truly formidable setting where you will bask in the atmosphere that surrounds this property set in a perfect central position just a few minutes from the main road junctions. Just 7 kilometres away is Chiusi, with its shops, motorway exit and train station, but close by are other splendid locations, starting from the famous towns of Montepulciano, Cortona, Montalcino, Chianciano Terme and Pienza up to the Val d'Orcia and to the important art cities of Perugia, Siena, Arezzo and Orvieto. Interior:

The property consists of two buildings: the main villa and an annex connected by a wide courtyard paved in terracotta. MAIN VILLA. It has two floors not connected internally but only externally. On the ground floor is the common area: the main entrance leads into the living room, with sitting area, fireplace, sofas, smart TV and bar, and then into the dining area with table, connected to the fully-equipped professional style kitchen and the area with guest bathrooms, one of which has disabled access. The ground floor is completed by a laundry/ironing room and a bathroom with shower, accessible from the outside. On two sides of the ground floor are two flights of stairs leading to the upper floor with two non-connected suites. The first consists of a double bedroom and a bathroom with shower, while the second, accessible across a splendid panoramic terrace, has a a twin bedroom (with joinable beds) and a bathroom with shower. ANNEX. It consists of four independent suites with separate entrance. On the ground floor the first two, accessible through a wide furnished porch, are composed of a double bedroom and a bathroom with shower (one with disabled access). The last two are located on the first floor, reached by a flight of terracotta stairs at the back: each suite is composed of a double bedroom served by a bathroom with shower. All the suites have a living area with a hidden kitchenette, satellite TV and cable for direct wi-fi connection. In the basement of the annex, and accessible by an external staircase, is a large living area with speakers, video projector and satellite TV which, besides being a cool relaxation area/sitting room, can be used for business meetings or as a conference room. There is a guest bathroom and outside access through French windows.

Park:

6,500 sq m of green lawn, alternating with stone and terracotta-paved paths, frame the two buildings and the wonderful outdoor facilities that embellish the property, animated by olive trees and lush bushes of Mediterranean herbs. The fenced-in park stretches over a slightly hilly, panoramic surface with a large covered 8-car parking area at the entrance. Continuing along a slightly downhill path, you come to a wide terracotta-paved courtyard between the main house and the annex with, at the exit of each suite, cool furnished porches and panoramic terraces ideal for convivial moments but also, in the case of large groups, for ensuring moments of peaceful relaxation. Just a few steps away, across a short ramp, you come to a shady terrace perfect for alfresco dining and to a children's area with 2 swings. The most secluded part of the property, although no less panoramic, is occupied by the wonderful pool and by the tennis court. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

In an area of the garden overlooking the open scenic landscape lies the elegant and exclusive swimming pool, about 30 m from the two houses and reached along a slightly downhill paved path across the lawn. The pool, accessible via two metal ladders, measures 7 x 15 m with a constant depth of 1.40 m and has chlorine purification. The edge is in stone and it is lined in sand-coloured mosaic tiles. All around it is the large terracotta-tiled sunbathing area with sunbeds, deckchairs and umbrellas. The pool area is partially enclosed by hedges and fences and has a foot-bath and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Tennis-court:

The private, fenced tennis court is covered in synthetic grass and is of regulation size. It is set in the garden (about 30 m from the house), near the pool area. Racquets and balls are available to the villa guests.

Thanks to its location in an area straddling the lush region of Umbria and charming Tuscany, the property is the perfect departure point for exploring the most important historical and cultural centres of the two regions. 7 km away is Chiusi, a very old town whose first traces date back to the second millennium BC with the first villages of farmers and shepherds and which would then become one of the most important and powerful cities of northern Etruria, a past that lives on today in the National Etruscan Museum which, housed in a neoclassical building, contains rare finds. As well as all services, restaurants, shops and supermarkets, Chiusi has a railway station, with trains to Rome, Florence and other major centres, while 10 minutes away is the A1 (Autostrada del Sole) motorway exit. So you can travel easily through southern Tuscany and Umbria to visit art cities, spa resorts, natural beauties and wine and food routes: Siena, Cortona, Perugia and Orvieto for history and culture buffs; the Val di Chiana, Mount Amiata, Lake Trasimeno and the Val d'Orcia (UNESCO World Heritage Site) for excursionists, outdoor sports fans and photographers; Sarteano, Cetona, Citta della Pieve and Montepulciano for those looking for typical products and cuisine; San Casciano dei Bagni and Chianciano Terme for relaxing in the thermal waters and wellness centres.

100%. The outside facilities were in perfect condition und very nicely decorated with flower buckets. Tennis court, pool,open air seating and barbecue area were absolutely well maintained. The access by car was easy, which is not so often the case with remote properties. The equipment of the appartments was perfect and we loved the professional big kitchen and the large dining romm which offered ample space for all of us 16 family guests. Child chair for our little boy (3) was alo very useful .

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
