The heart of the house is the spacious living area where you can all relax or cook together in the beautiful kitchen, with centre island, that faces out onto the silent garden, a green island ideal for children with seating areas and completed by the beautiful pool in its super panoramic position. Poggio Vistabella is a buen ritiro for those seeking tranquillity in the setting of one of the best-loved country areas in the world, in the "heart" of Etruscan Tuscany and of medieval and Renaissance towns and landscapes, all still prefectly preserved; an excellent starting point for visiting places full of charm like Siena and the Val d'Orcia, Perugia and Assisi. For those seeking total relaxation, the most renowned spa centres of Tuscany are within easy reach: San Casciano dei Bagni, Chianciano, Rapolano and Bagno Vignoni. The proximity to the railway station in Chiusi and the high-speed line will allow you to visit Florence and Rome where you can spend a whole day. Services, restaurants and supermarkets are in Castiglione del Lago, a lively little town just 5 minutes away by car.

Interior:

The house has two floors connected by external stairs. The main entrance on the ground floor leads into the living area, a large open-plan area, enlivened by arched openings, with seating area with satellite TV, dining table and kitchen with practical central island and direct access out to the pergola with the external dining area. This floor is completed by two double bedrooms (one with 1.50 m bed and one with bed 1,50x1,90) served by two bathrooms with shower (in one of which is a washing machine). On the top floor is a small panoramic terrace with sitting room which then leads into the house with two double bedrooms (one with 1.50 m wide bed) and a twin bedroom with joinable beds, served by a bathroom with shower (and washing machine) and a bathroom with tub.

Park:

Poggio Vistabella is set within a farm estate of about 9 hectares consisting of arable land, vines and olives. Surrounding the house is a well-kept park for the guests' sole use, mostly fenced and characterised by large lawn areas enlivened by pots of flowers, lavender bushes, olives, herbs and local trees. Close to the house exits are a seating area with large umbrella and a pergola with dining table (with a barbecue available). The property, three quarters of which is fenced-in, is reached through an automatic gate beyond which is the parking area close to the house entrances. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday of April until the first Saturday in October, the fenced-in pool lies in a stupendous corner of the property, with a fantastic view and in a discreet position, on terracing at a lower level with respect to the house and is reached down a ramp of steps. The rectangular pool, with stone border, PVC lining and Roman steps, measures 5 x 10 m with the depth ranging from 1.20 to 1.50 m. It has salt purification and a solar shower. The stone-paved sunbathing area stretches onto a vast lawn area provided with sunbeds, little tables, gazebo and umbrellas.

Location and distances


Thanks to its geographical position, in the area of the natural park of Lake Trasimeno, between Umbria and Tuscany, Poggio Vistabella is close to the major art cities of central Italy: via the Perugia-Bettolle highway (15 km) and the A1 motorway exit (19 km) it will take you 30 minutes by car to places like Cortona, Montepulciano, Perugia and Arezzo. In just over an hour you can get to Siena, Florence, Assisi, Orvieto and, in about 2 hours, to Rome; all these places can also be reached by train from the stations of Castiglione del Lago or Chiusi. There are many activities and itineraries for the most demanding visitor: art, since we are in the land of Perugino and Pinturicchio and other great masters, or architecture, thanks to the imposing presence in the territory of borghi, castles and fortresses. For fans of wine and food routes we are in the heart of the wine territory of the Colli del Trasimeno and just a few kilometres from the territory of Chianti, from that of Nobile di Montepulciano and from that of Brunello di Montalcino, considered one of the best wines in the world. To enjoy the area from an environmental and landscape point of view we recommend assisted bird watching in the Oasi La Valle and the trail network in the park of Lake Trasimeno which permits you to reach on foot, on horseback or by mountain bike the hills surrounding the lake. Finally, for those who prefer relaxing holidays, the many spa resorts, not too far away, offer not only relaxing but also beauty and therapeutic treatments. You will find a supermarket and bar, also open on Sunday morning, in Castiglione del Lago (5 km).

È una casa tradizionale di campagna, i mobili sono nello spirito della casa: è tutto comodo, semplice, razionale. Non manca nulla, tranne la centrifuga da insalata :). Ottima la biancheria, lenzuola, asciugamani e teli piscina.

The large open plan Kitchen area in conjunction with living room and outdoor terrace. Also the house with two separate apartments suits perfect for two family’s sharing and still maintaining some privacy.

No. The owners where there to great us upon arrival and where extremely friendly. We even got a basket with their own home grown vegetables including some local wine. The owners had also provided a small booklet of things to see in the area and contacts for local winery’s, butchers etc.
