In the Riviera dei Fiori, in Liguria, in a panoramic area near Sanremo, this elegant 700 sqm villa is located, surrounded by a charming 5,500 sqm botanical park, fully enclosed and with a sea view. Once owned by the Lancaster family, it retains a timeless elegance with historical elements such as the original floor from a French abbey and 18th-century boiseries that adorn the large billiard room and study, as well as an ancient 15th-century fountain displayed in a niche of the dining room. The villa offers a spacious fitness room equipped with a sauna and Turkish bath, as well as a mosaic pool surrounded by tall palm trees. In the solarium, there is a large pergola hosting a table for poolside banquets, near the masonry barbecue and the bar counter, perfect for preparing cocktails. Note: Near the entrance gate to the property, distinctly separate from the villa, is the caretaker's residence, who, with utmost discretion and without interfering with guests' privacy, takes care of the park maintenance and pool cleaning.

The property consists of the main villa (approximately 700 sqm) and an annex (50 sqm). MAIN VILLA - GROUND FLOOR – Kitchen, dining room, and hallway leading to: double bedroom with ensuite bathroom with shower, fitness room and sauna with access to the garage and laundry; guest bathroom. FIRST FLOOR – Main entrance door leading to the hallway; double bedroom with walk-in closet and ensuite bathroom with hot tub and shower; guest bathroom; billiard room; double living room and study. SECOND FLOOR – Master bedroom with ensuite bathroom with shower and bathtub; twin bedroom with joinable beds; double bedroom, bathroom with bathtub. ANNEX - GROUND FLOOR – Located near the pool, it consists of a small lounge and bar counter; changing room with shower area; guest bathroom.

Park:

The surrounding park of approximately 5,500 sqm is complemented by 12,500 sqm of olive grove and eucalyptus trees, as well as 3,500 sqm of unfenced land. Centuries-old olive trees and various species of palms and succulents frame the avenue leading to the villa, whose façade is adorned for most of the year with lush blooming bougainvillea. Mostly flat, the park features large flowerbeds with different plant and flower varieties and is crossed by pedestrian paths made of porphyry or gravel. The southern part of the park faces the sea, and on clear days, the distant Corsican coastline is visible. At the end of the access avenue is the parking area for cars and the garage entrance, which can accommodate even large vehicles. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located 20 meters from the villa entrance and is accessible via the path in front of the kitchen, down three steps. It has a rectangular shape with mosaic tiling, measuring 13 x 6.5 meters and a depth ranging from 1 to 3 meters, enhanced by a scenic fountain with allegorical figures. The pool features both internal and external lighting, a diving board, and a ladder with 4 steps for access. The stone-paved solarium, approximately 100 sqm, is equipped with sunbeds, a pergola, and umbrellas, along with a hot and cold water shower, changing room with shower and restrooms. It is open from the first Saturday of April to the last Saturday of October.

La villa è ubicata a Sanremo sulla strada che conduce a Bussana Vecchia, un antico borgo ristrutturato da artisti italiani e stranieri dopo il terremoto del 1978. È facilmente raggiungibile in auto dalla Via Aurelia o autostrada A10 (8 km dall'uscita di Arma di Taggia), in treno (6-7 km dalle stazioni di Arma di Taggia o Sanremo) o in autobus (linea 15). Il supermercato Carrefour dista 2 km. Le località della Costa Azzurra sono a meno di un'ora, mentre gli amanti del biking possono esplorare la vecchia ferrovia trasformata in parco costiero. L’Alta Via dei Monti Liguri è il tragitto panoramico più suggestivo per visitare la regione lungo la sua intera dorsale montuosa da Ventimiglia a Sarzana. Ogni tratto di strada promette viste indimenticabili: al verde dei sentieri si alternano panorami marini. Nella riserva marina “Santuario dei Cetacei” si può praticare il whale-watching durante escursioni di circa cinque ore organizzate in compagnia di un biologo su imbarcazioni in partenza da Diano Marina, Imperia, Sanremo e Bordighera.
