PRIVATE STRUCTURE (lease only). La Girolima is a lovely stone farmhouse with private swimming pool and a five-a-side football pitch. The property is located near Mondavio, awarded the Orange Flag and considered one of the most beautiful borghi in Italy. The town is characterised by the imposing Rocca Roveresca, which offers a journey through history with its ancient weapons, armour and spectacular panoramic views of the surrounding countryside. Other charming borghi nearby include Corinaldo, also considered one of the most beautiful in Italy, and Pergola, famous for its Museum of Golden Bronzes. The beaches of the Adriatic are a short drive away, about 25 minutes; seaside resorts such as Senigallia and Fano with their beautiful beaches and excellent seafood restaurants, ideal for relaxing family moments. Also nearby is the spectacular Gola del Furlo Nature Reserve, an ideal place for nature, hiking and history lovers. The secluded setting of the property makes La Girolima a perfect holiday location. The villa consists of three double bedrooms, two with ensuite bathroom with shower. The ground floor is used mainly as a living area, with a kitchen with peninsula, a large living room with dining table, sofas and piano. The portico, which extends along three sides of the house, overlooks the swimming pool and the well-kept garden, offering an excellent spot for enjoying dinners and sunsets over the Marche countryside.

Interior:

Access to the house is through the main door under the portico; opening it you find yourself in the small hallway below the internal staircase. On the right is the living-dining room, furnished with sofas, piano, smart TV, fireplace and dining table. From the living room, a corridor leads to the kitchen with double access to the outside through French windows, to a double bedroom with direct access to the portico, a guest bathroom and a bathroom with shower (with washing machine). Upstairs is a double bedroom with ensuite bathroom with shower and tub and a family suite consisting of a bedroom with double bed, a studio with two single beds and a bathroom with shower.

Park:

The garden of about 2500 sqm is an oasis of tranquillity and natural beauty, offering both green spaces and functional areas for recreation and relaxation. The portico overlooks the garden, enriched by olive and tall trees. In this area are cosy relaxation corners with sofas and armchairs, and a dining table, ideal for outdoor dining. Also in the garden is an area dedicated to five-a-side football. The perimeter of the garden is delimited by a wire mesh fence about 1.70 m high. The main entrance has an electric wrought-iron vehicle gate and a pedestrian entrance. Inside the property, near the entrance, is a parking area while just outside are another two easily accessible parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located at the rear of the property with a view of the nearby town of Mondavio. It can be reached via the living room French windows, or by crossing the portico. Mainly rectangular in shape, the pool measures 11 x 5 m, with a depth that varies from 1.10 to 1.70 m, and features a vertical hydromassage jet. Lined in blue PVC with a brick border, it has chlorine purification and Roman steps and a metal ladder for access to the water. The pool is open from the last Saturday in April until the first Saturday in October.
