The property borders other villas, from which it is screened by dense native vegetation that encloses the perimeter and ensures privacy. Located in a privileged residential area, it offers easy access to both beaches and services. From the garden, a staircase and a pedestrian path lead to the nearest beach in about 5 minutes. The spacious interiors are complemented by a panoramic veranda with breathtaking views over the islands of Caprera, La Maddalena and Cappuccini, an ideal spot to enjoy spectacular sunsets. Outdoors, the swimming pool with sunbathing area and the enclosed garden, rich in Mediterranean plants and pathways, create an atmosphere of total relaxation. Within about 1 km there are restaurants, bars and supermarkets, while the renowned beaches of Liscia di Vacca, Cala Granu and Cala Pitrizza can be reached in just a few minutes by car.

LOWER GROUND FLOOR (with direct access to the pool area): one double bedroom; bathroom with shower and washing machine.

Park:

The fenced garden, enclosed by hedges, dry-stone walls and mesh fencing, extends over approximately 1,000 sqm on two levels. It features native Mediterranean vegetation, bougainvillea and oleander hedges, and includes the swimming pool area and a spacious veranda in front of the house, equipped with a dining table and lounge area. The roof of the villa hosts a panoramic sun terrace. Access to the property is through an automatic gate located along a residential driveway, leading to a covered parking area with two parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located a few metres from the villa, on the same level as the lower floor. It is irregular-shaped with Roman steps; size: 4,20 x 7,50 m; constant depth 1.50 m; PVC-lined and equipped with internal lighting; chlorine-based filtration system. The sunbathing area is furnished with sun loungers, an umbrella and a cold-water shower. The pool is open from the last Saturday of April to the first Saturday of October.
