Directly overlooking the sea and surrounded by Mediterranean scrub, the property enjoys an authentic les pieds dans l'eau setting, with the garden opening onto the rocky coastline and the sea. The villa comprises a main building and an annex and is designed to make full use of the outdoor spaces, where the covered patio, lounge areas and private pool blend seamlessly with the surrounding natural environment. The residential park setting ensures privacy and security, offering dedicated services including beaches and coves within walking distance, restaurants and a minimarket, a marina and sports facilities. The location allows easy access to Santa Teresa Gallura, Costa Paradiso and Isola Rossa, as well as the beaches of Rena Majore, Cala Sarraina, Naracu Nieddu and for excursions to the Maddalena Archipelago, Castelsardo and the Costa Smeralda, in a setting that combines pristine nature, crystal-clear sea and charming villages.

The villa is on just one floor, comprising the main building and an annex, with a total area of approximately 250 sq m. Park:

The outdoor spaces form the heart of the property. The garden, fully enclosed by low stone walls, fences and hedges, unfolds naturally amongst Mediterranean vegetation, gently sloping down towards the sea and alternating between flat areas, partly paved and partly lawn, following the contours of the land and blending perfectly with the typical Gallura landscape. Outdoor living centres around the pool and the spacious patio, which features a comfortable lounge area and a dining area equipped with table and barbecue, conveniently located near the kitchen. In front of the pedestrian entrance is a large residential area designated as a parking area reserved exclusively for residents. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located in the heart of the flat garden and is accessed from the villa via a flight of steps. Irregular in shape, it measures approximately 12 x 4 m with the depth increasing to 2 m, sloping gently down from the Roman steps. The pool is lined with PVC Touch liner and is equipped with a chlorine purification system and internal lighting. The area is completed by a solarium equipped with a hot tub (unheated) and sunbeds. There are a total of three showers with hot and cold water in the pool and garden. The pool is open from the last Saturday in April to the first Saturday in October.

  • Availability of fresh towels whenever needed, without having to reuse those already used.

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.

  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & textiles
Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.


Price per piece: 13.00 €

The service includes:

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

The service does not include the collection or laundering of previously used towels, but it ensures comfort and convenience throughout the guests’ stay.

Additional bed and bathroom linen

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.
  • Provision of additional towels, bath mats, and bath linens.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Grocery & pantry service
First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

Price per service: 65.00 €

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

The cost of the purchased products is not included and must be paid separately at check-in

Baby amenities
Additional baby cot

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.


Price per piece: 90.00 €

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.

Please note: Renting the additional crib does not automatically guarantee the use of the crib already included in the rental price, for which it is still necessary to request and obtain confirmation from the Emma Villas concierge.

Additional high chair rental

This service provides an additional high chair beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to eat.

The service includes:

  • Delivery of a fully assembled high chair.
  • Renting the additional high chair does not automatically guarantee the use of the high chair already included in the rental price, which must still be requested and confirmed with the Emma Villas concierge via email at [email protected].
