PRIVATE STRUCTURE (lease only). We are located in the south-eastern part of Sicily where the beauty of the picturesque Val di Noto can already be seen on the way up to the house. The area is famous for its fascinating Baroque architecture and the richness of its indigenous crops. Dimora degli Ulivi is just 10 minutes from the centre of Noto, while the most beautiful beaches in Sicily are about 20 minutes away by car. The elevated position, almost 500 metres above sea level, allows you to see the ruins of the Tower of Noto Antica and the Oliva Castle in the distance. Palazzolo Acreide, about 20 minutes away, is famous for its Baroque heritage and the archaeological remains of Ancient Greek colony Akrai. The horseshoe-shaped structure consists of two units, both provided with underfloor air conditioning and mosquito netting throughout the housethe first composed of a large living room, ideal for gathering around the big solid wood table, while the second unit boasts a spacious modern kitchen with island, perfect for preparing dishes with local ingredients. The large windows in every room encourage a natural flow of space, allowing you to choose between dining outside in the shade or enjoying the swimming pool with its breathtaking view over the countryside and the valley stretching to the sea in the distance. The extensive 5-hectare grounds allow for long walks without leaving the property. The geographical context is rich in suggestions and attractions, with artistic-cultural itineraries well worth a vist. In the renowned centres of the area, such as Noto, Palazzolo Acreide, Avola, Modica, Ragusa and Scicli, Baroque architecture is interwoven with food and wine delights. The Vendicari Nature Reserve, with its long coastline interspersed with beaches, some sandy and some rocky, washed by a crystalline sea, invites one to take refreshing swims and regenerating walks.
Interior:
The courtyard leads to the two main entrance doors of the house. UNIT 1. The entrance leads directly to the spacious living area divided into two parts, the cosy living area with sofa and armchairs and the dining area with a large handmade wooden table; from here a French window leads to the outdoor dining area. Adjacent to the dining area are the kitchen and the corridor leading to the room with Jacuzzi, to a guest bathroom and to the sleeping area consisting of a twin bedroom with ensuite bathroom with shower, a double bedroom with ensuite bathroom with shower. The master double bedroom with a free-standing bath tub in the room has an ensuite bathroom with shower and a private covered terrace. Each bedroom has direct access to outdoors through French windows. UNIT 2. The entrance leads into the living area with lounge and dining table for four. The open kitchen includes an island with burners and sink. The sleeping area, accessible from the corridor, consists of a twin bedroom with private bathroom with shower and a double bedroom with ensuite bathroom with shower and direct outside access. The washing machine is located in an external room adjacent to the entrance.
Park:
From the entrance gate, a dirt drive of about 150 m leads to the parking area and the stone-paved courtyard in front of the house. The surrounding land, covering about 5 hectares, is flat and cultivated with olive trees. The land has been deliberately left in its original state with typical Mediterranean scrub growing amongst light-coloured rock.. Along the external perimeter of the three sides of the house is a terrace with relaxation areas outside each bedroom. At the exit of the living area of both units are two dining areas shaded by wooden canopies, the larger of which contains a large table and a mobile barbecue. A few steps lead down to the deck with the swimming pool and, next to it, the wooden sunbathing area. The parking area with space for 5 cars, two of which are covered, is located inside the entrance gate of the property.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The infinity pool is located on the same level as the ground floor of the villa, about 10 metres away, and is easily accessible via a few steps from the French windows on the ground floor. From its elevated position it offers a panoramic view of the countryside, with the sea on the horizon. Rectangular and measuring 10 x 4 m with a constant depth of 1.35 m, the pool is lined in PVC and has chlorine purification and UV lamp, internal and external lighting and internal access steps. The wooden sunbathing area, of about 60 sq m, is equipped with sunbeds and a wooden seat providing additional seating. A cold-water shower is present. The pool is available from the last Saturday of April until the first Saturday of October.
