PRIVATE STRUCTURE (lease only). Casale Ombrone is a beautifully restored, stone farmhouse nestled in the rolling hills of the Tuscan Maremma, surrounded by olive groves and vineyards. This charming retreat retains its original features, including Barberino stone walls, terracotta floors and chestnut beams, creating a warm and inviting atmosphere. Located near Campagnatico, this villa is an ideal base for exploring the picturesque Maremma region, from medieval towns like Montalcino to the thermal baths of Saturnia and the stunning Tyrrhenian coast. With spacious interiors, a panoramic swimming pool and beautifully landscaped grounds, Casale Ombrone provides a perfect escape for families or groups.

Interior:

Casale Ombrone is on two levels connected internally and externally by terracotta staircases. FIRST FLOOR: The main entrance door on the pool side is on the first floor and opens onto the hallway arranged on several levels onto which face three double bedrooms, a twin bedroom and a single bedroom, all with ensuite bathroom with shower. From the hallway, two staircases lead down to the ground floor, one to the kitchen and the other to the open-plan dining room and living room. GROUND FLOOR: On the ground floor is the built-in kitchen with pantry onto which opens the entrance connected to the portico used as an outdoor dining area, the open-plan dining and living room with Smart TV and ornamental fireplace, a double bedroom with ensuite bathroom with shower and a guest bathroom. The living room and dining room have direct exits to the garden. All the living areas and bedrooms are equipped with air conditioning with independent control units. All fireplaces are ornamental.

Park:

The fenced private grounds extend for about 3000 sqm dotted with olive trees, cypresses and herbs, with a mixed lawn framing the house and outbuildings. Connected to the kitchen is the large portico used as an outdoor dining area with a panoramic view of the Maremma hills, a few metres from which is the stone and terracotta annex with brick-built barbecue, wood-burning oven and sink next to the arched well. The swimming pool is situated on a panoramic terrace overlooking the surrounding countryside. The property is reached through the automatic driveway gate, past which is a gravel parking area on the same level as the house. From the annex a flight of terracotta steps leads to the parking area with three covered parking spaces on a lower terrace of the park. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The private swimming pool for exclusive use is situated on the same level as the house which is 30 metres away, in an area of the garden with a panoramic view over the surrounding countryside. Reached across the lawn and down 4 steps, the rectangular pool measures 12 x 5 m with the depth varying from 1.10 to 2.40 m. Lined in PVC, it has salt purification and a metal ladder for access to the water. The terracotta-paved solarium, equipped with sunbeds, a large umbrella and a cold-water shower, is shaded by a large olive tree. The pool has manual lighting both inside the pool and in the solarium and is open from the last Saturday in April to the first Saturday in October.
