Excellent rustic-style finishes, terracotta and wooden floors, exposed ceiling beams and wooden furnishings are the components that characterise this original Tuscan farmhouse in exposed stone, once an old rural residence, which offers large air-conditioned bedrooms with private bathroom and a spacious living room with numerous French windows giving access to the exterior. The house, completed by an annex with an additional kitchen located near the swimming pool, is set among green expanses of olive trees which define, on one side, the large surrounding garden with many outdoor living areas and the panoramic swimming pool. Fonte Pinella is located in a border area, in Tuscany but just a short distance from the region of Umbria, and 4 km from Chiusi, in the heart of Etruscan civilisation, with its shops and convenient train station. Just 5 minutes away is the motorway exit and the supermarket, while short car trips will take you to the numerous renowned localities in the surroundings, from the famous borghi of Montepulciano, Cortona, Montalcino, Chianciano Terme, Pienza up to the Val d 'Orcia, Lake Trasimeno and the great art cities of Perugia, Siena, Arezzo and Orvieto.

Interior:
Fonte Pinella has two floors connected by both external and internal staircases. The French windows on the ground floor lead into the large living room with a TV area, a sitting area with fireplace and an area with a dining table; from here you proceed to the kitchen, with access to the outside via a French window. Serving this floor is a bathroom with shower. The sleeping area on the upper floor is composed of three double bedrooms with ensuite bathroom with shower, a double bedroom with divisible bed and a bathroom with tub and shower. In front of the house, and closer to the pool area, is an annex with a large kitchen with barbecue, laundry and a bathroom with shower.
Park:
Within a property of about 5 hectares of arable land is the park that surrounds the structures, enclosed with low walls and wire mesh. A vast olive grove, an orchard, firs, oaks and flower beds frame the garden, immersed in an atmosphere of great tranquillity and privacy, with a large expanse of lawn and various set-up outdoor areas: a seating area and a dining area, in front of the annex kitchen and just a few steps from the swimming pool and the stone barbecue. The property is accessed via an automatic entrance gate that leads, along a short drive, to the house.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
On one side of the garden, overlooking an open panoramic landscape, is the exclusive swimming pool, about 30 m from the house and 10 m from the annex, reached along a short flight of steps. The pool, with Roman steps and diving board, measures 7 x 14 m with the depth varying from 1.30 to 2.50 m. Lined in PVC with a stone edge, it has internal lighting and chlorine purification. Surrounding the pool is the large terracotta-paved solarium equipped with sunbeds and umbrellas and a hot and cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.
