RECEPTIVE STRUCTURE. A typical Tuscan farmhouse that has always been welcoming and hospitable: in the 19th century Podere Bellaria was, in fact, a post station, an inn catering to travelers on horseback. Later belonging to noble families, it was finally acquired by the current owner who has breathed new life it through painstaking restoration work that has respected the original layout and classic architectural elements while at the same time conferring, through an original play of contrasts, an important personal touch. The vivacious furnishings are of good quality, characterized by bright materials and rounded, ornate forms; the accessories and fabrics present unconventional details with the richness of the finishing touches which enhance the interior with its exposed stone walls. The property is characterized by large areas, both inside and out, and is particularly suitable for groups of friends or families who want to spend relaxing days together in the cosy, spacious living room or in the outdoor set-up areas yet, at the same time, have total independence which is guaranteed by the arrangement of the bedrooms in separate but adjoining units. In addition, adjacent to the central structure is an elegant multi-purpose room, able to accomodate up to 150 people for events and ceremonies. Immersed in the scenic countryside of the Crete Senesi, and just a few minutes from the famous spa town of Rapolano, the estate is a great base for exploring a region with great artist and culture. Not far away is the region of Chianti with its fascinating villages along the wine roads and, thanks to the excellent road network (the highway is just 4 km away), within easy reach are the little towns of Cortona, Montalcino, San Gimignano, Montepulciano as well as the great art cities of Siena, Arezzo and Florence.

PODERE BELLARIA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The property is composed by the main house and an adjacent annex, located about 15 meters. The two-storey house includes the common areas and four close by units not connected internally (plus an annex with a multi-purpose room), but each with private entrance and featuring a living room/kitchenette and satellite TV. The central structure, reached through the main entrance, comprises the living room, a large dining room connected to the kitchen equipped with bar and direct access to the outside and, finally, a bathroom with shower. UNIT 1. The entrance on the ground floor (next to the main entrance) leads to a double bedroom (with joinable beds and direct outside access) with ensuite bathroom with shower and to the laundry room. On the first floor are two double bedrooms (one with divisible bed), both with ensuite bathroom with shower. UNIT 2. On the ground floor (and suitable for the handicapped), it consists of a double bedroom (with direct outside access) and an ensuite bathroom with shower. UNIT 3. On two floors: on the ground floor, a double sofa bed (in the living room) and a bathroom with shower and on the first floor, a double bedroom and ensuite bathroom with shower. UNIT 4. An external flight of stairs on one side of the house leads to the first floor annex. It consists of three double bedrooms (two with divisible bed), all with ensuite bathroom with shower. DEPENDANCE. On two floors, it includes a living space, the kitchen and a bathroom with shower (on the ground floor) and a bedroom with double bed on the loft, reaching by a flight of stairs. COMMUNAL ANNEX. A few metres from the house, the multi-purpose room has two large French windows overlooking the pool area and a toilet and is available to guests for games and relaxation.

Park:

The estate covers an area of approximately 30 hectares of organic cultivation of cereals, olives and vines. At the centre is the park surrounding the house, fully fenced-in for about 3000 sqm. Colourful flower beds, clumps of lavender and rows of roses border the paths leading to the set-up areas. The estate includes fruit trees, blackberry and blueberry bushes, herbs and typical Tuscan trees such as olive, cypresses, and a large shady holm oak tree at the entrance to the property. In front of the house is a large pine wood that extends to the pool. In the summer, the house expands outside to the large terrace overlooking the pool and under the shade of the great portico, set up with tables and chairs for guests to relax in pleasant company. A few metres away is a brick structure consisting of a kitchen with a wood oven and next to it a stone barbecue protected by a tall rosemary bush. The park is furnished with boules court, volleyball field, car park and garage (on request). Finally, at the edge of the property is a lake, about 200 metres from the house, at the disposal of the guests who would like to try a bit of fishing. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The fenced pool, infinity on two sides and surrounded by a vast, well-kept, sunny lawn with flowering plants, is about 30m from the house. Rectangular in shape, with little internal steps, it measures 12x6 m with the depth varying from 0.35 cm to 2 m. At the entrance to the pool is an area of 2.5 sq m and 0.35 cm deep, ideal for children. It is lined in PVC and has chlorine depuration. The surrounding lawn is equipped for sunbathing with umbrellas, sunbeds, deckchairs and small tables. The pool is open from the last Saturday in April until the first Saturday in October.

Rapolano Terme is a small Tuscan town in the district of the Crete Senesi, where the clay waves that characterize the area begin to soften and dissolve into dense woodlands as they slope down towards the hills of Chianti and the verdant valleys of the blooming Val di Chiana. Famous for its spa and avant-garde medical and beauty treatments (San Giovanni and Antica Querciolaia just 10 minutes from the property), as well as for the production of the famous travertine marble, the common denominator of the local architecture of churches and town squares, Rapolano is located in a geographical position that allows guests to explore the nearby picturesque villages, rich in castles, churches and fortresses. Road links are excellent: the E78 highway, a short distance away, allows guests to reach A1 motorway in less than half an hour and to get quickly and easily to major cities such as Siena and Arezzo as well as to the famous and evocative towns in the vicinity like Montepulciano, Pienza, Montalcino, Cortona and many more. From Rapolano, where guests can do their daily shopping, buses and trains leave for Siena and the larger railway station of Chiusi. Finally, golfers can practice their favourite sport at the 9-hole golf course in nearby Bettolle while, for those not wanting to miss out on a quality shopping spree, the Val di Chiana Outlet Village is a less than half an hour away.

We felt it was good value for a property which is so well appointed and maintained in the heart of Tuscany. It offered a beautiful accommodation with fabulous pool plus sports room , volleyball pitch and private gardens . Truly stunning villa we loved our stay .

It would be difficult to improve as the owners anticipated everything . The air con wasn’t very effective but that’s difficult to fix ..for us the beds bit hard would be only comment …

Gianni the owner was so welcoming and accommodating and went out of his way to explain the villa and extend his service if needed. It was very well organised and self explanatory.

We arrived at the villa with a wonderful welcome from the owner and his family. It was friendly and warm. They had prepared a lovely welcome buffet with a variety of Tuscan delights! The owner showed us the property which has spectacular landscaping and views. The location is very convenient for traveling to various points of interests in Tuscany. We loved the separate living quarters and the privacy that this gave to each family or couple that was in our group. We also loved the hot tub, the pizza oven, and the covered outdoor dining area which was perfect for all kinds of weather.

We were a group of 16 friends from Canada. We loved the owner's support, personable spirit, the layout of the home, the generous offerings of fruits, the overall aesthetic of the property, the diverse settings on the same land, the beautiful rooms, the location, the pool, the outdoor dining area, and mostly the care and love that has gone into the nurturing of the land. The nurturing spirit that the owner has put into this place was palpable!

The owners - Paolo and Gianni!!!!! And the entire family and staff. They are the best! Grazie mille! We were a group of 16 bike riders from Toronto Canada. Team Coraggio. Paolo made us feel like we were at home from the moment we arrived. The spuntino with bread, cheeses fruit, homemade torta (cake), and of course vino and proseco was a great surprise. The pizza oven, the pool, the games room, the bocce court, the indoor dining room, the al fresco dining area, what else can I say??? Everything

We can not say enough about the wonderful stay and wedding we had at this property during June of 2016! Paolo and his family were so helpful during all aspects of our stay. Our wedding day was wonderful and everything that we dreamed of. The properly was recently remodeled and gorgeous. We enjoyed the grounds and especially the pool! Perfectly set in the countryside of Tuscany, the villa was even more beautiful than expected. Congratulations to villa owners Giani and Paulo for the remarkable job they did restoring this property. A group of 12 high school buddies, we rented the entire villa for one week to celebrate the Big 50!! We could not have asked for a more perfect environment to make this event unforgettable. The property, including the buildings and the land, is beautiful. The setting is extraordinary as it looks over hills of sunflowers and stunning Tuscan countryside. But what we appreciated most was the owners who were always super helpful, friendly and gracious. The same care they obviously give to their property is the same care that they give to their clients. They made our vacation in Tuscany magical.

Paulo and Gianni were the most welcoming and responsive hosts we could have asked for. They helped to make this occasion truly memorable. As a group of 6 couples and 2 singles, the fact that every bedroom has its own bathroom was perfect. The multiple kitchens and dining areas was great for our large family group. The beautiful grounds and location was perfect.

The owners, Gianni and Paolo were superb! The restoration was a success, they opened the whole property and every part of it was well done.
