PRIVATE STRUCTURE Villa Il Pozzo is located amidst the hills of the Val di Cecina, a short distance from the small borgo of Montegemoli which dates back to the 14th century when its castle was built to protect the surrounding salt pans. The villa, in a unique panoramic position, is framed by a typical Tuscan landscape that welcomes us as we climb the road to the property. Villa Il Pozzo stands in a private estate of 1,200 hectares with a large wooded area where guests can enjoy pleasant walks or bike rides. The villa was a farmhouse dating back to the mid-1800s which has just undergone a total renovation, maintaining the charm of Tuscan farmhouses but with a modern style and decorative solutions, as can be clearly seen inside where we find some typical elements of Tuscan style, such as ceilings with exposed wooden beams, terracotta floors and exposed stone walls, but also modern materials for the cladding, trimmings and furnishings. Worthy of note is the internal walkway conceived as a connecting element between the rooms on the ground floor, connected to the staircase leading to the floor below and thus managing to provide an image of continuity to the different levels of the property. The furnishings are a clever combination of modern style and French vintage, conferring originality and character on the property. The exterior is a space to be fully enjoyed with the well-kept garden planted with natural grass and plants typical of the Mediterranean scrub and the upper Maremma, with a cosy outdoor dining area set up on the terracotta paving in front of the kitchen and indoor dining area and with the swimming pool just a few steps from the villa, immersed in greenery and with a beautiful view of the surrounding hills. Interior:

Villa Il Pozzo has three floors. The main entrance is on the ground floor with the hall which connects, via the walkway, to the dining room, with fireplace (ornamental), which leads out to the garden through a glass door, to the kitchen with central island, also with outside access. Returning to the entrance there is a bathroom with shower, and a service kitchen with outside access through a French window and the laundry room. In the entrance hall are stairs leading to the upper floor, composed of three double bedrooms with divisible bed and ensuite bathroom with shower (of which two without bidet), a double bedroom with divisible bed and ensuite bathroom with shower and bath, a twin bedroom with joinable beds and a guest bathroom with shower. The upper floor is also accessible from the outside via a stone staircase. Going back down to the entrance, a spiral staircase descends to the lower floor comprising a large living room, with three large arched windows providing a view of the garden and the hills and French windows leading out to the portico. Down a few steps, the floor is completed by the TV room and a bathroom with shower.

Park:

The area around the villa extends over a private estate of 1,200 hectares with large woods where you can enjoy long and relaxing walks in peace and tranquillity. Surrounding the property is a garden of 1000 sq m. Going along the dirt road that leads to the villa, you come to the uncovered parking area, located in front of the villa. The whole garden is planted with natural grass and enriched with bushes and plants such as holm oaks, oaks, olive trees and boxwood. The natural difference in height of the surrounding terrain is well organised thanks to low stone walls and light-coloured wooden fencing which delimit the various areas of the garden, rendering it more usable. The external dining area is set up on the terracotta paving in front of the kitchen and the internal dining room. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in an area of the garden to the side of the property, at a lower level in respect to the villa and can be easily reached along a path across the lawn. Rectangular and measuring 12 x 6 m with the depth varying from 1.5 to 2 m, it has salt purification, internal lighting and a ladder for access to the water. The surrounding 140 sq m solarium area, partly in stone and partly in lawn, is equipped with sunbeds and umbrellas, offering maximum comfort to guests, and with lighting. There is also a changing room with toilet, hot-water shower and basin. The pool will remain open from the last Saturday of April until the first Saturday of October.

Location and distances


The Val di Cecina is located in the extreme south of the province of Pisa and takes its name from the river of the same name which crosses this hilly area between the province of Siena and the Livorno coast. A short distance from the villa is Montegemoli, a small oval-shaped borgo which still retains the ancient defensive structure of the original medieval castle. The castle was built in the 14th century to defend the moie, underground veins of salt water from which salt was extracted by means of evaporation. The moie represented the wealth of these territories, already known to the Etruscans and Romans. The castle, therefore, was built to defend this rich "treasure". The borgo is also renowned for the "bread of Montegemoli", an agri-food product of Tuscan tradition. It is also said that Montegemoli was the birthplace of Bella degli Abati, mother of the famous poet Dante Alighieri. In the borgo of Montegemoli is the restaurant "All'Osteria dell'Ultimo Carbonaio", where you can sample traditional Tuscan dishes. The main centres for all services are Pomarance and Saline di Volterra, just ten minutes from the villa. Pomarance has ancient origins, prior to the year 1000, and still retains the structure of a medieval castle with walls and entrance gates. Particularly picturesque is the view of the "grottoes", an unstable phenomenon similar to the Balze di Volterra which, over the centuries, has engulfed the oldest buildings. At Saline di Volterra, on the other hand, it is possible to visit the salt extraction plant. The Volterra salt extracted here is considered the purest in Italy. Also very interesting is the so-called "Devil's Valley", in Larderello, so called due to the boraciferous fumaroles and the natural geothermal manifestations from which geothermal energy is extracted. The puffs, whose emissions can reach a temperature of 130-160°C, would seem to be threatening but in reality they only represent a geothermal activity that has been going on for millions of years and will continue for a very long time to come. It seems that Dante was already aware of the geothermal phenomena of this area which inspired the landscapes he described in Hell. Nature lovers can explore the Berignone nature reserve, losing themselves in the hills and woods. The forest is a sort of large wooded island immersed in a sea of fields. Intact, it contains a rich flora and a varied fauna of wild animals such as wolves, fallow deer, roe deer, wild boar and birds of prey. Just a short distance away are the main towns of Tuscany, such as Volterra, San Gimignano, Siena, and those on the coast, such as Cecina, all destinations of great tourist interest.

The final price of the reservation includes the Insurance Policy for Cancellation of Stay. You can cancel and be reimbursed in the event of:
  • objectively and unambiguously documentable motivations of health or work and not foreseeable at the time of booking
  • Covid-19 infections (new)
  • a terrorist attack that has struck the place of stay (new)

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
  • Healthcare with Operations Centre 24/7;
  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
