The exterior is clad in local stone while, in the interior, lava stone, travertine from the quarries of Saturnia and fine mosaic have been magnificently blended in an elegant choice of minimal, essential modernity, designed to offer maximum comfort. The spacious rooms are a riot of light, enhanced by the large glass walls in the living area and by the panoramic bedrooms with private bathrooms. The garden, terraced on several levels with natural wood decking, contains the outdoor dining area, the delightful, mosaic-lined infinity pool and the living area which offers a beautiful view of Punta Ala and the sea. The property is completed by a wellness room with a hydromassage tub and Turkish bath, both lined with mosaics of various shades ranging from copper to bronze and gold. In this heavenly place, in addition to the Punta Ala Golf Club, located very close to the villa, and the sailing regattas, Punta Ala also offers several alternatives regarding the beaches. The beach near the port has a slightly wild atmosphere with its white pebbles that lead to various rocks, to enjoy this splendid sea. It also boasts a very long beach which can be accessed from the vast pine forest and which is an excellent solution for those looking for a holiday surrounded by nature. Punta Ala is ideal as a starting point for exploring the famous neighbouring beaches, for example in Castiglione della Pescaia, or for venturing into the hinterland to visit small borghi. Services and shops for basic needs are only 1 km away.

Interior:

The three floors of Villa Le Mandrie are connected internally by an unusual staircase in lava stone and glass. The basement floor (where the 2-car garage is located) and the first floor are also connected by a lift while the first and second floors have, in addition to the internal staircase, direct access from the garden. From the parking area, the external pedestrian gate leads, up 35 steps, to the main entrance door on the first floor consisting of the living area, a large open-plan room with a tv room (the fireplace is ornamental) and a dining room which leads directly to the kitchen with central island. Large windows face out onto the spacious terrace furnished with table, chairs, sofa and mobile barbecue. Down 16 steps from the sitting room you come to the ground floor with the wellness room equipped with a Jacuzzi tub (2.70 x 1.80 m) and aTurkish bath, Completing the floor, a room with a double sofa bed with ensuite bathroom with shower. From the sitting room on the first floor, or via two external flights of steps from the garden, 17 steps lead up to the second floor with the sleeping area, consisting of a double bedroom with a large super-panoramic terrace and ensuite bathroom with shower, a double bedroom with open-plan bathroom with tub (with sliding cover), shower and double basin, a double bedroom with ensuite bathroom with tub, double basin and shower and direct exit through French windows to the garden at the back of the house then, completing the floor, a single bedroom (with a 1.20 m wide bed) with ensuite bathroom with shower and direct exit through French windows to the garden.

Park:

Villa Le Mandrie is located in a residential area at 86 m above sea level, immersed in a wonderful natural landscape and surrounded by a private garden of 500 sq m that extends over several terraces in decking that follow the natural slope of the land, embellished with flowering plants, evergreen bushes and contrasting flower beds with white pebbles. In front of the large windows on the first floor is the outdoor dining area, a sofas area and a mobile barbecue. At dusk strategic plays of lights are turned on in various places that render the garden even more magical. The parking area with 2 open-air spaces and 2 spaces in the garage is located in front of the pedestrian gate at the basement level of the property. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular infinity pool occupies a terrace located at the first floor level in an extremely secluded position, with the view over the hilly landscape that stretches to the horizon. About 10 metres from the living room, the pool is reached down a flight of 7 steps. The external border and the interior of the pool are covered in mosaic in various shades of grey and it is protected on two sides by long glass walls. Measuring 11 x 3 m with a constant depth of 1.40 m, it has chlorine purification, both internal and external lighting and 5 large mosaic steps for access to the water. On the terrace is an elegant teak-floored sunbathing area equipped with sunbeds, an umbrella and a hot and cold-water shower. The pool is open from the last Saturday in April to the first Saturday in October.

Punta Ala is a well-known tourist resort characterised by the presence of a well-equipped port, located at the north-western end of the municipal area of Castiglione della Pescaia. It is largely covered by dense Mediterranean scrub. The modern residential area is dominated by the bulk of the Balbo Castle, also known as the Punta Ala Fort, which is located at the top of the promontory of Capo Troia. Punta Ala is set in the territory of the Tuscan Maremma and is made up of a small peninsula surrounded by the sea, with scenery and places of extreme charm and absolute uniqueness; the coast is certainly among the most beautiful in the whole area and the hinterland offers the opportunity of visiting the remains of ancient settlements of the Etruscans and Romans, castles and fortresses of medieval origin and many magnificent nature reserves. Among the events that take place in the area, a place of honour must undoubtedly be reserved for the sailing regattas organised by the Yacht Club, which has hosted the boat, Luna Rossa, for a long time. Less than a mile off the coast of Punta Ala is the rock of the Sparviero, a tiny island where Italo Balbo built his beautiful villa in which he received the most prominent personalities of the time. A place with such a worldly past, it is today a favourite destination for birdwatchers thanks to the great variety of bird species that nest on this island. The beauties of the seabed attract divers and snorkellers who find a lot of interesting areas to explore here. In addition, the gently sloping seabed and the crystalline water make the area ideal for a holiday with children. About 1 km away are grocery shops, bars and typical restaurants.
