Description:

RECEPTIVE STRUCTURE Less than two kilometres from Bossoncina is Montepulciano, a charming Renaissance borgo, one of the many which enliven the province of Siena, standing on the crest of a hill between the flourishing Valdichiana and the unique Val d'Orcia, with its art masterpieces and its internationally famous culinary excellences. This farmhouse, clad in stone and dating back to the 19th century, has been given new life as an elegant Tuscan country villa, and is distinguished by the quality of the refined renovation work in which the style of the past, characterized by the high quality of the renovation work in which the style of the past, seen in the authentic materials of the local artisan tradition, blends with details of modern and functional design, creating an intimate and enveloping atmosphere. Indoors, fine antique furniture characterizes the spacious bedrooms, each with private bathroom; the common areas, the fully-equipped kitchen and the living area are connected in an open-plan area that opens directly onto the garden. Outdoors, the view is magnificent; the garden and the pool look out over the evocative scenery of the vibrant Valdichiana, with all the changing colours from sunrise to sunset, with the complicity of a context which ensures total relaxation. The geographical location is ideal for exploring an area rich in excellent cultural routes, from the surrounding villages like Pienza, Montalcino and Cortona to, thanks to the excellent road networks, the famous towns of Umbria (Assisi, Orvieto and Perugia) and northern Lazio. Finally, not to be missed is a visit to the extraordinary spa resorts close by (Montepulciano, San Casciano dei Bagni, Bagno Vignoni and Chianciano), to soak in the healing and rejuvenating waters with well-being guaranteed.

Interior:

The two-storey house has an area of about 200 sq m and, due to its position on a sloping surface, direct outside access is also possible from the upper floor, directly from one of the bedrooms. On the ground floor is the living area, with the main entrance leading into a bright open-plan area with living room, dining area and kitchen and direct access to the outdoor dining area, all connected. A TV room, a games room equipped with table football, a bathroom with shower and a toilet (with laundry) complete this floor. A staircase next to the living room leads up to the first floor with the sleeping area, composed of 3 double bedrooms (one with an extra bed) and a twin bedroom (with joinable beds). All the bedrooms have ensuite bathroom with shower.

Park:

In the large terrain that surrounds the house, part of a farm estate, for the most part occupied by olive trees along the perimeter and in the valley near the pool area, is a lovely, inviting garden with lots of colourful flowers, a collection of young fruit trees and shrubs typical of the Mediterranean vegetation dotting the expanse of lawn. In the paved area in front of the kitchen French window is a pergola with a large stone table and barbecue for alfresco dining and for just relaxing, surrounded by the discreet setting of the countryside. The property has a parking area, just inside the entrance gate of the property. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

In an area of the garden overlooking the fascinating scenario of the Chiana valley, is the large, newly-built swimming pool (fenced-in), perfectly integrated into the surrounding rural landscape and just 15m away from the house. The pool measures 6x12 m with the depth varying from 1.10 to 1.50 m, it is edged in travertine and covered in stoneware with a travertine bottom. Large steps, in one corner of the pool, lead into the water and it has both internal and external lighting. Around the pool is the sunbathing area in terracotta and a vast lawn that stretches up to the garden, with gazebo, sunbeds and a ground sail shading the converstion area. There is a solar shower and chlorine purification. The pool is open from the last Saturday in April until the first Saturday in October.

The villa is just a couple of kilometres away from the small Renaissance town of Montepulciano, known principally for its imposing Renaissance buildings, for the elegant beauty of its churches and for the “Vino Nobile”, one of the most internationally famous wines of Tuscany. The strategic position of Montepulciano, a spur 605 metres above sea level between the Val d’Orcia and the Val di Chiana, makes this property the ideal departure point for visiting the beauties of Tuscany. The A1 motorway exit Chiusi/Chianciano Terme is only 20 kilometres away and so cities like Florence, Siena, Orvieto and Rome can be easily reached. The motorway is not needed to visit the nearby villages of Bagno Vignoni, Pienza, Montalcino, Cortona, Sarteano. The best served and most important railway station is that of Chiusi which is 20 kilometres away.

Location, close to village but with wonderful outlook. Gated property. Each bedroom having on suite and additional shower room and toilet. Lovely big kitchen. The bedrooms were all a really nice size and it was great to have en-suite bathrooms in each. There was plenty of space in all the rooms and the outside had beautiful views. I think the views were better than what the pictures showed. If there were flowering plants near the villa I think it would rent more easily. I put a lot of emphasis on how the outside looks because we like to spend time outside. When we booked I was a little worried that there wouldn't be great views but I was pleasant

The position of the villa is lovely, within very easy reach of Montepulciano. The bedrooms are all a good size with nice en suite bathrooms. The pool is lovely and the view beautiful. Overall a lovely holiday location. Rachele was extremely helpful and always on hand to answer questions.

Interior:

The two-storey house has an area of about 200 sq m and, due to its position on a sloping surface, direct outside access is also possible from the upper floor, directly from one of the bedrooms. On the ground floor is the living area, with the main entrance leading into a bright open-plan area with living room, dining area and kitchen and direct access to the outdoor dining area, all connected. A TV room, a games room equipped with table football, a bathroom with shower and a toilet (with laundry) complete this floor. A staircase next to the living room leads up to the first floor with the sleeping area, composed of 3 double bedrooms (one with an extra bed) and a twin bedroom (with joinable beds). All the bedrooms have ensuite bathroom with shower.

Park:

In the large terrain that surrounds the house, part of a farm estate, for the most part occupied by olive trees along the perimeter and in the valley near the pool area, is a lovely, inviting garden with lots of colourful flowers, a collection of young fruit trees and shrubs typical of the Mediterranean vegetation dotting the expanse of lawn. In the paved area in front of the kitchen French window is a pergola with a large stone table and barbecue for alfresco dining and for just relaxing, surrounded by the discreet setting of the countryside. The property has a parking area, just inside the entrance gate of the property. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

In an area of the garden overlooking the fascinating scenario of the Chiana valley, is the large, newly-built swimming pool (fenced-in), perfectly integrated into the surrounding rural landscape and just 15m away from the house. The pool measures 6x12 m with the depth varying from 1.10 to 1.50 m, it is edged in travertine and covered in stoneware with a travertine bottom. Large steps, in one corner of the pool, lead into the water and it has both internal and external lighting. Around the pool is the sunbathing area in terracotta and a vast lawn that stretches up to the garden, with gazebo, sunbeds and a ground sail shading the converstion area. There is a solar shower and chlorine purification. The pool is open from the last Saturday in April until the first Saturday in October.

The villa is just a couple of kilometres away from the small Renaissance town of Montepulciano, known principally for its imposing Renaissance buildings, for the elegant beauty of its churches and for the “Vino Nobile”, one of the most internationally famous wines of Tuscany. The strategic position of Montepulciano, a spur 605 metres above sea level between the Val d’Orcia and the Val di Chiana, makes this property the ideal departure point for visiting the beauties of Tuscany. The A1 motorway exit Chiusi/Chianciano Terme is only 20 kilometres away and so cities like Florence, Siena, Orvieto and Rome can be easily reached. The motorway is not needed to visit the nearby villages of Bagno Vignoni, Pienza, Montalcino, Cortona, Sarteano. The best served and most important railway station is that of Chiusi which is 20 kilometres away.

The bedrooms were all a really nice size and it was great to have en-suite bathrooms in each. There was plenty of space in all the rooms and the outside had beautiful views. I think the views were better than what the pictures showed. If there were flowering plants near the villa I think it would rent more easily. I put a lot of emphasis on how the outside looks because we like to spend time outside. When we booked I was a little worried that there wouldn't be great views but I was pleasant

The position of the villa is lovely, within very easy reach of Montepulciano. The bedrooms are all a good size with nice en suite bathrooms. The pool is lovely and the view beautiful. Overall a lovely holiday location. Rachele was extremely helpful and always on hand to answer questions.

The bedrooms are lovely and spacious with all amenities. The outside is spacious with plenty of seating overlooking the excellent view and for relaxing in the sun. The owners of the property could not have been more delightful and helpful throughout our stay.
