Description:

RECEPTIVE STRUCTURE. Le Caselle is an imposing manor house that recent renovations (the last one in 2014) have transformed from farmhouse to dream house. In the elegant rooms are many traditional elements - terracotta, stone, rustic ornamental fireplace, vaulted ceilings - but just as many modern ones such as the kitchen with central island and professional electrical appliances. Along one entire side of the garden, through a row of trees, you can see the fields that border on the park allowing guests to immerse themselves in the tranquility of a 50-hectare estate of vineyards, tobacco fields, olive groves, livestock, fields of wheat and sunflowers, producing typical top-quality gastronomical products. Le Caselle is a great starting point towards the main towns of Tuscany and Umbria, like Siena, Arezzo and Perugia, and for making day trips to Cortona, Montepulciano and other delightful little towns in the area. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The property has two floors. On the ground floor, the living area is divided into two living rooms, one with dining area, ornamental fireplace and toilet equipped with washing machine, and a professional kitchen with island. The sleeping area on this floor consists of a double bedroom with ensuite bathroom with shower and a twin bedroom with joinable beds with ensuite bathroom with half-tub. From the main entrance a sandstone staircase leads up to the first floor with two double bedrooms with ensuite bathroom with shower, a double bedroom with divisible bed and ensuite bathroom with shower, one independent suite made up of a lounge room with double bed on the mezzanine, one double bedroom and one bathroom with shower. On the left side of the staircase there is a twin bedroom with joinable beds with bathroom with shower. On a slightly raised floor are a twin bedroom and a double bedroom, reached by a stone staircase and by a wooden staircase, which use two of the bathrooms with shower on the lower floor.

Park:

5000 sq m of parkland surround the house. The flat expanse of lawn, enclosed by a high hedge and full of tall trees like cypresses, pines and firs, interspersed with well-kept flower beds that definine different areas of the garden and are planted with hydrangeas, geraniums, roses and herbs. With the wood oven and built-in barbecue guests can prepare meals for family or friends in the shade of the pergola furnished with tables and chairs, and close to the pool. Just past the iron gate is the gravel car park with shadedand open-air parking spaces. Pretty lanterns are set around the pool and the parking area, to ensure adequate lighting at night. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

On the same level of the house and just 15 m from it, the pool is easily accessible due to the flat terrain and total absence of steps. It measures 7 x 15 m with a constant depth of 1.40 m. It is lined with ceramic tiles, access to the water is via ladder or Roman steps and it has chlorine purification.The solarium area, paved in grés next to the pool and covered in lawn in the remaining areas, is equipped with sunbeds, deckchairs, tables and a cold-water shower as well as a gazebo with sofas and armchairs which constitutes a comfortable outdoor seating area. The pool is open from the last Saturday in April until the first Saturday of October.

Location and distances


Le Caselle is a few kilometres from Cortona, the main cultural and artistic centre of the Val di Chiana, in what can be considered a strategic location, making for easy travel. The exit, Pietraia, of the E45 highway is 500 m away and the A1 motorway is within easy reach and in no time at all you can get to Arezzo, Siena and Perugia to admire their artistic masterpieces, to Montepulciano, Pienza and Montalcino, to the little Etruscan towns of southern Tuscany and Lake Trasimeno such as Chiusi, Sarteano and Castiglione del Lago, to spa resorts such as Chianciano Terme and to large shopping centres such as the Valdichiana Outlet Village. Big cities like Rome and Florence can be easily reached by train from the railway station of Terontola-Cortona. In Riccio you will find all services and shops for your everyday needs.

As a chef, I was stunned to walk into the perfect kitchen. The entire property fit all of our needs. The are was stunning and the people at Emma Villas were more than helpful. All of the 15 members of our family were very satisfied. After waiting 3 years to travel there, it was worth it! Bernadetta, the owner was there to greet us and I only hope that she accepts my invitation to visit us in Sonoma County. I also fell in love with Italy. The food, and people have made it one of my best travel

The owner was fantastic, she was responsive, helpful and went out of her way to take my daughter to the pediatrician when she was sick. The kitchen was huge and had ample refrigerator space, the outdoor pizza oven was fantastic.

The giant kitchen, the grounds, the playground for the kids, the barbecue and pizza oven, lofted bedroom suites which worked well for families, and easy access to the A1 highway. We thought fireplace seemed great but we didn't end up using it.

What are the aspects of the property that you appreciated the most?
The size of the bedrooms and beds were very good and all bedrooms had very good ensuite facilities. The lounge areas in the villa were very comfortable and plentiful. The kitchen was well equiped and the gardens and pool were well kept and excellent. It was close to all the major cities and excellent for sightseeing in the area.

I was not told to call, I absolutely expected someone to be there. I have rented a lot of villas before and given my arrival time and the owner has always been there. The Emma villas service was incredible though, well done. The meal and the DJ were absolutely amazing, thank you.

RECEPTIVE STRUCTURE. Le Caselle is an imposing manor house that recent renovations (the last one in 2014) have transformed from farmhouse to dream house. In the elegant rooms are many traditional elements - terracotta, stone, rustic ornamental fireplace, vaulted ceilings - but just as many modern ones such as the kitchen with central island and professional electrical appliances. Along one entire side of the garden, through a row of trees, you can see the fields that border on the park allowing guests to immerse themselves in the tranquility of a 50-hectare estate of vineyards, tobacco fields, olive groves, livestock, fields of wheat and sunflowers, producing typical top-quality gastronomical products. Le Caselle is a great starting point towards the main towns of Tuscany and Umbria, like Siena, Arezzo and Perugia, and for making day trips to Cortona, Montepulciano and other delightful little towns in the area. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The property has two floors. On the ground floor, the living area is divided into two living rooms, one with dining area, ornamental fireplace and toilet equipped with washing machine, and a professional kitchen with island. The sleeping area on this floor consists of a double bedroom with ensuite bathroom with shower and a twin bedroom with joinable beds with ensuite bathroom with half-tub. From the main entrance a sandstone staircase leads up to the first floor with two double bedrooms with ensuite bathroom with shower, a double bedroom with divisible bed and ensuite bathroom with shower, one independent suite made up of a lounge room with double bed on the mezzanine, one double bedroom and one bathroom with shower. On the left side of the staircase there is a twin bedroom with joinable beds with bathroom with shower. On a slightly raised floor are a twin bedroom and a double bedroom, reached by a stone staircase and by a wooden staircase, which use two of the bathrooms with shower on the lower floor.

Park:

5000 sq m of parkland surround the house. The flat expanse of lawn, enclosed by a high hedge and full of tall trees like cypresses, pines and firs, interspersed with well-kept flower beds that definine different areas of the garden and are planted with hydrangeas, geraniums, roses and herbs. With the wood oven and built-in barbecue guests can prepare meals for family or friends in the shade of the pergola furnished with tables and chairs, and close to the pool. Just past the iron gate is the gravel car park with shadedand open-air parking spaces. Pretty lanterns are set around the pool and the parking area, to ensure adequate lighting at night. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

On the same level of the house and just 15 m from it, the pool is easily accessible due to the flat terrain and total absence of steps. It measures 7 x 15 m with a constant depth of 1.40 m. It is lined with ceramic tiles, access to the water is via ladder or Roman steps and it has chlorine purification.The solarium area, paved in grés next to the pool and covered in lawn in the remaining areas, is equipped with sunbeds, deckchairs, tables and a cold-water shower as well as a gazebo with sofas and armchairs which constitutes a comfortable outdoor seating area. The pool is open from the last Saturday in April until the first Saturday of October.

Le Caselle is a few kilometres from Cortona, the main cultural and artistic centre of the Val di Chiana, in what can be considered a strategic location, making for easy travel. The exit, Pietraia, of the E45 highway is 500 m away and the A1 motorway is within easy reach and in no time at all you can get to Arezzo, Siena and Perugia to admire their artistic masterpieces, to Montepulciano, Pienza and Montalcino, to the little Etruscan towns of southern Tuscany and Lake Trasimeno such as Chiusi, Sarteano and Castiglione del Lago, to spa resorts such as Chianciano Terme and to large shopping centres such as the Valdichiana Outlet Village. Big cities like Rome and Florence can be easily reached by train from the railway station of Terontola-Cortona. In Riccio you will find all services and shops for your everyday needs.

As a chef, I was stunned to walk into the perfect kitchen. The entire property fit all of our needs. The are was stunning and the people at Emma Villas were more than helpful. All of the 15 members of our family were very satisfied. After waiting 3 years to travel there, it was worth it! Bernadetta, the owner was there to greet us and I only hope that she accepts my invitation to visit us in Sonoma County. I also fell in love with Italy. The food, and people have made it one of my best travel

The size of the bedrooms and beds were very good and all bedrooms had very good ensuite facilities. The lounge areas in the villa were very comfortable and plentiful. The kitchen was well equiped and the gardens and pool were well kept and excellent. It was close to all the major cities and excellent for sightseeing in the area.

Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
