Interior:
Molino l'Oppino (150 sqm) has two floors connected by an internal terracotta and wood staircase. The entrance on the ground floor opens into the living area consisting of a single large room divided by imposing stone walls that contains the living room with sofas and Smart TV, the fully-equipped kitchen with dining table and direct exit out to the wisteria-covered pergola with the outdoor dining table. From the living room a hallway leads to a guest bathroom and to the staircase up to the first floor which consists of the master bedroom with ensuite bathroom with tub and shower and garden exit; a double bedroom with queen size bed, ensuite bathroom with shower and garden exit; a double bedroom with ensuite bathroom with shower. All the bedrooms have air conditioning with independent control units. All fireplaces and ceiling fans are ornamental. The cellar in the basement is for the exclusive use of the owner.
Park:
The property extends over approximately two hectares of unfenced land. The part around the house and swimming pool (1500 sq m) is planted with lawn and olive trees, holm oaks and cypresses; there are also roses, lavender, oleander, helichrysum, rosemary, herbs, laurels and the American vine that binds harmoniously to the front of the house. The wisteria-covered pergola with wrought iron table and chairs for outdoor dining is conveniently connected to the kitchen; the cast iron barbecue is just a few steps from the pergola. The parking area with two covered and one uncovered spaces is at the end of the gravel driveway bordered by cypresses. The washing machine is located in a room adjacent to the pool area with access from the outside. The well-kept park of Molino l'Oppino offers outdoor furnished seating areas for guests to spend unforgettable days of relaxation and privacy. In the sloping part of the property are newly-planted young olive trees, the vineyard and hints of woodland typical of the Tuscan hill area. The French windows of the living areas and the direct garden exits of the two bedrooms allow a comfortable use of this exclusive residence located in some of the most beautiful country of the Italian panorama.

Swimming Pool:
The swimming pool is ten metres from the house, located on a terrace above the first floor and reached via a series of stone steps. Rectangular and measuring 10 x 4 m with a constant depth of 1.55 m, it is clad in grey, stone-effect lining with a stone edge and has salt purification and three large steps along the entire length of the pool for access to the water. The solarium area in plush lawn is equipped with sunbeds, deck chairs, umbrellas and a cold-water shower. The swimming pool, located to the north-west, is always exposed to the sun and enjoys a relaxing and poetic view over the surrounding vineyard. Twenty metres from the pool is the circular hot tub for six people clad in wood with water at ambient temperature. The pool is not equipped with lighting, is available to guests from the last Saturday in April to the first Saturday in October.
