Description:

RECEPTIVE STRUCTURE. Between the provinces of Pisa and Siena, in the crisp air of the hills, within the Tegoni farm estate is Villa Airone, immersed in a green vortex of dense vegetation that surrounds it in a fragrant embrace of perfume. The villa was built in modern key in 2015, initially conceived as a Club House for the riders of the stables to relax in; it has a framework made entirely of laminated wood, walls in ecological material, insulation in goat-wool panels covered with Siberian larch wood that guarantee the best thermal insulation. It has just one floor, creating contemporary and functional environments with the aim of capturing the wonders of the place in which it lies through large windows. At the front, a natural pond formed by rainwater communicates an energy and a particular charm at all hours of the day and in all seasons. The terrace in front of the villa, the vital centre of the property, is set up with tables and chairs where guests can enjoy the open air in total relaxation while nearby, in a more secluded position, is a heated swimming pool with salt purification, solarium and counter-current swimming. The park surrounding the residence, mainly lawned and dotted with tall leafy trees, extends into the 30-hectare farm which includes an organic olive grove and a free-range piggery of the prized Cinta Senese pigs, stables, due to the owners' great passion for horses, and a large indoor riding school. The main entrance leads into an open-plan area where your attention will be caught by the modern kitchen, an extension of the living and dining room and a tasting room where you can take part in cooking classes, culinary demonstrations and wine-food pairing courses.

Interior:

The villa is on one floor. The main entrance leads directly into the open-plan living area with a suspended central fireplace, dining room and kitchen, two greenhouses for ornamental plants, a bathroom for the disabled with shower and a bathroom with toilet and washbasin. On each side of the central body of the villa are two symmetrical apartments, each with TV room, three bedrooms, two doubles and a twin (one has joynable beds), all with direct access to the garden, two bathrooms, one with shower and the other with tub. The large windows of the living room lead directly to the outdoor terrace facing the pond, the pool area and the garden.

Park:

The 4000 sq m garden framing the villa is very well-tended, mainly lawn with tall bushes of broom surrounding the natural pond in front of the outdoor dining area and the swimming pool. The pond, 2.5 m deep in the center. The atmosphere is quiet, relaxed and reserved. The outdoor dining area is sheltered by large awnings that cover the whole area set up with table, chairs and a professional barbecue, perfect for outdoor lunches and dinners. The villa has 10 hectares of land for the most part available for long rides in the beautiful Tuscan setting, a place perfect for refreshment of body and spirit. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular pool, located at one side of the villa, measures 7 x 3 m with a depth of 1.30 m and has salt purification, counter-current swimming technology, internal lighting and Roman steps for access to the water. It lies in a lovely manicured lawn, dotted with tall trees and brooms, with a splendid view of the metalliferous hills and the Val d'Elsa. The solarium around it is well equipped with sunbeds and a hot-water shower. The pool, heatable, is available from the last Saturday of April to the first Saturday of October.

Location and distances


The villa, on the top of a hill dominating both the Val d'Elsa and the metalliferous hills to the west which shelter it from the hot humid winds blowing from the sea, is located in the comune of Radicondoli, full of churches and monasteries. Not far away, in the comune of Casole d'Elsa is the famous enchanted garden, Selva di Sogno. We must also mention the fact that, from the port of Piombino, it is possible to get to the island of Elba which, together with the other islands of the Tuscan Archipelago, is part of the largest Marine Park in Europe, the greatest protected area of the European seas. A short distance away are the vineyards of Chianti and the seaside resorts on the Tyrrhenian coast: Follonica, Castiglion della Pescaia, the Etruscan Gulf of Baratti. The main Tuscan art cities can be quickly reached: Siena, Florence, Pisa, Lucca, Volterra, San Gimignano, Monteriggioni. For those who love art, a must-see is the impressive Basilica of San Galgano which, thanks to its particular acoustics, hosts numerous classical music concerts. For those who want to take a dip into the past, with all its history, you have opportunity to travel the Via Francigena which represents another treasure of this territory; in fact the Via Francigena has been declared by the Council of Europe: “Great Cultural Itinerary”. For those who want to think of their physique, and regain their form and beauty, the ideal is to spend a day of relaxation and pleasure at the spa, either at the Stabilimento Termale di Petriolo (40 minutes by car) or at the Terme di San Giovanni in Rapolano Terme (1 hour by car), both surrounded by unspoiled nature. Villa Airone was so perfect. My family and I were there for over 2 weeks and in that time we truly felt at home. The owners were available and in constant communication (through whatsapp) and were helpful, friendly, and easy to communicate with. The house is spacious but intimate. The property is stunning, with horses and pigs just down the way at the stables. We had numerous meals at the Canvas tent on the property and they were delicious. Location and distances


The villa, on the top of a hill dominating both the Val d'Elsa and the metalliferous hills to the west which shelter it from the hot humid winds blowing from the sea, is located in the comune of Radicondoli, full of churches and monasteries. Not far away, in the comune of Casole d'Elsa is the famous enchanted garden, Selva di Sogno. We must also mention the fact that, from the port of Piombino, it is possible to get to the island of Elba which, together with the other islands of the Tuscan Archipelago, is part of the largest Marine Park in Europe, the greatest protected area of the European seas. A short distance away are the vineyards of Chianti and the seaside resorts on the Tyrrhenian coast: Follonica, Castiglion della Pescaia, the Etruscan Gulf of Baratti. The main Tuscan art cities can be quickly reached: Siena, Florence, Pisa, Lucca, Volterra, San Gimignano, Monteriggioni. For those who love art, a must-see is the impressive Basilica of San Galgano which, thanks to its particular acoustics, hosts numerous classical music concerts. For those who want to take a dip into the past, with all its history, you have opportunity to travel the Via Francigena which represents another treasure of this territory; in fact the Via Francigena has been declared by the Council of Europe: “Great Cultural Itinerary”. For those who want to think of their physique, and regain their form and beauty, the ideal is to spend a day of relaxation and pleasure at the spa, either at the Stabilimento Termale di Petriolo (40 minutes by car) or at the Terme di San Giovanni in Rapolano Terme (1 hour by car), both surrounded by unspoiled nature. Cycling enthusiasts will find routes and itineraries for all needs that spread across nature along the hills of Radicondoli.

Villa Airone was so perfect. My family and I were there for over 2 weeks and in that time we truly felt at home. The owners were available and in constant communication (through whatsapp) and were helpful, friendly, and easy to communicate with. The house is spacious but intimate. The property is stunning, with horses and pigs just down the way at the stables. We had numerous meals at the Canvas tent on the property and they were delicious.
