Description:

PRIVATE STRUCTURE (lease only). Villa Allodola is located in the heart of the Livorno countryside, surrounded by rolling hills and woodlands, just a short distance from the Tuscan coast. This restored Tuscan farmhouse has been updated for contemporary living, but it still retains traditional charm with its exposed wooden beams, terracotta floors and stone fireplaces. Its tranquil setting offers a retreat from modern life while remaining close to essential services, seaside resorts and cultural landmarks, including Pisa, Livorno and Florence.

Interior:

Villa Allodola has two floors, with a total area of about 330 sqm. GROUND FLOOR: The main entrance leads to the living room with fireplace (ornamental), connected to the open-plan brickwork kitchen with dining area. The kitchen is connected, via a French window, to a loggia where the outdoor dining area is set up. Also on the ground floor is a hallway with access to the garden, a double bedroom with ensuite bathroom with shower, a guest bathroom and the laundry room. FIRST FLOOR: The staircase in the living room leads up to the first floor with the sleeping area, consisting of two double bedrooms, both with access to the terrace, a bathroom with tub and shower, a bedroom with two single beds and a bathroom with shower. The floor is completed by a living room with TV and fireplace (ornamental), also accessible via an external staircase.

Park:

The villa is immersed in a vast garden of about 10,000 sqm, completely enclosed with fencing and high hedges that guarantee absolute privacy for guests. This carefully-tended garden features a natural lawn and lush vegetation, in which tall trees alternate with shrubs and flowering plants. The bright colours of the flowers, scattered here and there, create a joyful and welcoming atmosphere; a large olive grove adds a touch of tradition and authenticity to the landscape. From the entrance gate, a gravel driveway, flanked by imposing cypress trees, leads to the main entrance of the villa. Along the driveway, guests can admire an enchanting natural pond, adorned with water lilies. In front of the main entrance is a wood-burning oven and a barbecue. The outdoor dining area is located under a tiled portico, directly connected to the kitchen of the villa. This space is adorned with climbing plants and flower pots, creating an ideal setting for summer dinners and convivial moments. The pool area, located to the side of the house, can be reached up a few steps and is just a few metres away. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool area is located a few metres from the house and is easily reached up a few terracotta steps and along an attractive pathway, also paved in terracotta. Rectangular and measuring 12.5 x 6 m with a varying depth of 1.20 to 1.50 m. the pool is lined in PVC with a terracotta border and has salt purification, internal lighting (composed of 2 underwater spotlights that create an alluring atmosphere during summer evenings) and Roman steps for access to the water. A large solarium extends around the pool, partly paved in terracotta and partly in natural lawn, and is equipped with sunbeds and umbrellas. The solarium area is surrounded by lush vegetation, enriched by plants in pots that add a touch of colour and vitality, and flanked by the beautiful olive grove. The pool will be open from the last Saturday in April until the first Saturday in October.
