The structure, already present in the 17th maps drawn up by the Medici family, has been restored and furnished to give those who stay here special emotions. Thanks to a careful search for typical traditional materials, such as terracotta of Impruneta, ceilings with cypress-wood beams and joists, stone stairs, all combined with the nuances of warm colours, you will be enveloped in the characteristic atmosphere of Tuscany. The careful restoration work by the owner has made it possible to combine the historicity of the property with the comfort of an elegant tourist facility. Both indoors and outdoors, in the lush garden, guests will find maximum comfort to spend an unforgettable holiday. In the two-floor villa all the living areas are on the ground floor as well as the fully-equipped kitchen, rigorously in Tuscan style. The stone staircase leads up to the second floor consisting of the sleeping area with air-conditioned bedrooms. In addition to the villa is the exclusive garden, with areas of lawn, where you can stroll around rediscovering magical sensations, multicoloured floral essences, aromatic herbs with their unique scents, tall cypresses and maritime pines with their large foliage where you can relax in the shade. The owners, very attentive to the relaxation and entertainment of those staying at Villa Paesante, have included in the park a swimming pool with fully-equipped solarium, a ping-pong table, table football and a large living area with elegant armchairs in the shade of the portico. In the annex next to the pool is a billiard table, ideal for spending evenings with friends. Just a few minutes away from this special peaceful location are the renowned spas of Casciana Terme or Monsummano Terme with the famous Grotta Giusti. No less important is the proximity to the FI-PI-LI highway which will take you to visit Lucca, Pisa, Forte dei Marmi, Vinci, Florence and other renowned Tuscan towns.

Interior:

The property has two floors, with the possibility of accessing the ground floor from different points. The main entrance, located to the side, leads into the living area, consisting of: an elegant entrance hall and guest bathroom, and then continues to the typical Tuscan kitchen, to the living room with ornamental fireplace and TV corner and to the dining room. From the main entrance, an internal stone staircase leads up the second floor with the sleeping area consisting of: three double bedrooms with ensuite bathroom, a twin bedroom with beds that can be joined on request and ensuite bathroom. All the bedrooms are equipped with air conditioning. The washing machine is located in the kitchen.

Park:

This elegant villa offers its guests large outdoor spaces, alternating areas of green with areas of white gravel. Under a shady portico is the outdoor dining area with mobile barbecue and a relaxation area facing the park. Not far from the villa is the large parking area. Guaranteeing your privacy are tall trees, planted around the perimeter of the park within which you will be welcomed by a well-kept lawn, enriched by pines, cypresses, typical Tuscan plants and various medicinal herbs. Multicoloured flowers frame the splendid swimming pool, where guests can enjoy themselves and relax.There are many pleasant spots where you can just relax, read a book or sample one of the many DOC wines of the area. N.B. It should be noted that the photo shoots are usually done in spring, therefore the colours and blooms of the gardens, lawns and parks could be different when you enter the villa. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Nestled like a pearl, between the garden and the villa, is the splendid rectangular swimming pool with a terracotta solarium equipped with sunbeds. Here guests can spend unforgettable moments, shaded by maritime pines and enjoying the particularity of the place and the scents found only in Tuscany. Measuring 5 x 9 m with the depth varying from 1.20 to 1.80 m, the pool is lined in sea-blue PVC and has salt purification, internal lighting and Roman steps on one side for access to the water. The pool is open from the last Saturday of April to the first Saturday of October.

Villa Paesante is located on one of the hills near San Miniato, between the provinces of Florence and Pisa, with an incredible view and surrounded by olive groves, vineyards and all the types of trees typical of Tuscany such as cypresses , chestnuts, oaks, holm oaks. The strategic position of the villa allows you to easily reach the main art cities of Tuscany - Florence, Lucca and Pisa - the nearby town of Vinci where the great Leonardo was born, as well as all the small borghi in the area. The area offers numerous opportunities for recreation: nature and sport lovers can take advantage of the long hiking and mountain bike trails or travel along stretches of the old Via Franchigena which once took pilgrims to Rome, play golf at the course of San Miniato (9 holes), about 2 km away, at that of Montelupo (9 holes), 20 km away on the banks of the Arno, or at that of Castelfalfi, about 30 km away, with its 36-hole course (18 Lake and 18 Mountain). Wellness fans can take advantage of the prestigious spa facilities in the surrounding area, those of Casciana Terme and Grotta Giusti which are just a few kilometres away from the property. In Pontedera, about 20 km away, is the Piaggio Museum, renowned throughout the world, which houses the entire parade of historic Vespas. HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
  • Healthcare with Operations Centre 24/7;
  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
