The structure has two floors, both air-conditioned, with charming bedrooms, large bathrooms, cosy living areas, a large shady garden and a swimming pool equipped with all comforts overlooking the borgo of Peccioli. Villa Silvia is the perfect destination for a family reunion or for hosting groups of friends wishing to spend a relaxing stay in a peaceful setting. The strategic position of this property allows you to quickly reach the main tourist destinations such as: Florence, Pisa, Lucca, Casciana Terme, Volterra, as well as the Tyrrhenian coast with its renowned golden beaches, like Tirrenia and Marina di Pisa. The villa is an excellent starting point for cycling trips or a place for those who just want to unbend in the large garden, with cosy areas in contact with nature, enjoying its bucolic atmosphere that invites relaxation. Interior:

Villa Silvia has two floors for a total area of about 400 sqm.The large entrance door on the ground floor leads, on the right, to the living room furnished with large comfortable sofas and completed with a smart TV, while to the left of the entrance is a small reading room with fireplace (to be used only in winter). Continuing on, you come to a large open-plan space with a big, bright dining area adjacent to the kitchen area, furnished in a modern style and equipped with everything you might need to prepare typical Tuscan dishes. French windows give access to the garden. The ground floor is completed by a double bedroom with ensuite bathroom with shower and tub and a guest bathroom with washer-dryer. From the entrance, stairs lead up to the first floor, composed of a double bedroom with king size bed with ensuite bathroom with shower and tub, a second double bedroom with ensuite bathroom, also with shower and tub, a third double bedroom with ensuite bathroom with shower and a twin bedroom with adjacent bathroom with tub.

Park:

The park around Villa Silvia covers an area of about 2000 sqm. Just past the access gate is the parking area adjacent to the property, shaded by centuries-old pine trees. The entire garden around the perimeter of the villa is covered in white gravel and enriched by a variety of vegetation such as cypresses, cedars of Lebanon, maritime pines, strawberry trees and laurels to guarantee privacy of the guests. In the space in front of the entrance door is a living area, furnished with wooden sofas and shaded by centuries-old pine trees. Continuing on the side of the property, a white stone path leads to the pool area, fully-equipped and completed with a table for outdoor dining with mobile BBQ and pizza oven. N.B. Please note that photo shoots are usually carried out in spring, so the colours and blooms of the gardens, lawns and parks may be different when you enter the villa. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool area is just 50 m from the villa and can be reached across the gravel yard. The pool is surrounded by a solarium in travertine, equipped with comfortable sunbeds shaded by large umbrellas. The rectangular pool measures 15 x 10 m with the depth varying from 30 to 140 cm, and with access on the 30 m-deep side, on which the hydromassage seats are located. Continuing along in the pool, down the submerged steps, you come to the deepest part, an infinity area with a view of the historic centre of Peccioli. On the side of the pool near the stone tower is an emotional waterfall with chromotherapy. Lined in emerald-coloured PVC, with salt purification and internal lighting, the pool is open from the last Saturday in April until the first Saturday in October.

In this area of authentic Tuscany, are many beautiful borghi that make up the Alta Val d'Era Park Union such as Peccioli, Palaia, Chianni, Lajatico and Terricciola, which have all remained unchanged in their structure, each with its own peculiarities that are worth discovering. The liveliest centre is Peccioli, defined as an open-air museum for the various artistic forms in the streets and squares, a town with all services and a wide cultural offering, thanks to the four museums located there and the amphitheatre which, in the month of July, proposes various theatre performances and concerts. Around Peccioli are several small hamlets, including Ghizzano, which has become famous in recent years for its colourful Via di Mezzo, where you can admire a row of terraced houses with multicoloured façades.   • Covid-19 infections (new)

ZER0DEP COVER - by Emma Villas (Mandatory) 99€ each reservation This guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.
