RECEPTIVE STRUCTURE (CIR CODE: 055001AGR1G09913). Set in the gentle Umbrian hills, not far from the Marmore Falls, is Tenuta Astolfi, a historic villa dating back to the 1600s. The villa can be considered a true oasis of peace and serenity as it is far from traffic, yet close to the greatest centres of interest in Umbria. Tenuta Astolfi offers its guests numerous opportunities, ranging from the natural wonder of the Marmore Falls, a scenery of incredible beauty, to food and wine routes, rich in history, passing through Todi, Spello, Orvieto and Spoleto, a city of immense historical and artistic wealth.

TENUTA ASTOLFI HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The villa has two floors. Facing the main entrance, and characterised by the harmony of its frescos, is the large dining room with French windows leading out to the external living area and the swimming pool. To the sides of the main entrance are five double bedrooms with ensuite bathroom, a professional kitchen and a bathroom. An internal staircase leads up to the first floor consisting of a sitting room, for the entertainment of adults and children, and, next to it, another double bedroom with ensuite bathroom, an additional bathroom and a laundry room.

Park:

The villa is set in 4,000 sq m of fully-fenced and well-kept park, full of colours, with an enchanting atmosphere created by the many plants, cypresses, wisteria, rosemary, lavender and roses, that surround the lawn. There is a nice shady area at the poolside set up for outdoor dining, as well as a pleasant bar area for sipping aperitifs while admiring the breathtaking sunsets. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Just a few steps from the main entrance is the rectangular pool measuring 14 x 7 m with a constant depth of 1.50 m. Lined in blue PVC, which blends in well with the surrounding landscape, it has a paved edge, chlorine purification and Roman steps for access to the water. The solarium area in lawn is equipped with sunbeds, deck chairs, umbrellas, shower and tables where you can relax under the shade of large centuries-old trees. The pool is available to guests from the last Saturday in April until the first Saturday in October.

Then the historic city of Orvieto, a treasure chest of art, famous throughout the world for the Duomo, a marvel of European Gothic architecture and St. Patrick's Well, a masterpiece of hydraulic engineering. Lovers of good wine can go to Montefalco, the renowned City of Wine and Oil, passing along the food and wine route known as "The Road of Sagrantino" which winds through five borghi that stand out for their unique art, flavours and aromas.

L'accoglienza calorosa che abbiamo ricevuto è sicuramente un elemento in più. Gregorio ci ha accolto con camino acceso, albero di natale acceso e casa riscaldata, oltre a un magnifico cesto di frutta. Inoltre ha offerto la massima disponibilità per qualsiasi nostra esigenza, anche se poi non abbiamo avuto alcuna difficoltà. L'attenzione che avete avuto nel farci trovare un regalo di benvenuto non è passata inosservata ed è stata apprezzata da tutti

Very good. We were welcomed on arrival (just before 4pm) and shown around the property. The team arrived at 9am on our day of departure to start cleaning the property. Customer Service was excellent.

Our original villa booking (with a different company) was cancelled at short notice by the owner. I had seen Emma Villas online in the past and thought it would be a good place to look. I was not disappointed, and we were very pleased to find Tenuta Astolfi and book with Emma Villas.

None. The service provided by Emma Villas was fantastic. All communications were clear and prompt, and the website is good.
